last minute let down

We were due to exchange last Friday, on both sides. There were some complications, and the exchange got delayed. However, everyone was on board so we agreed a completion date of 6 march. Today.
There were some bank details to sort out and by Wednesday it still hadn't been signed off. Not to worry said our solicitor and estate agent.
So I cancelled my gas, electric, cable and redirected the post. Booked the moving company and boxed up my house.
Then. Guess what ?
My buyer pulled out. No explanation. Just pulled out at the very last minute.
My solicitor says its unusual. A f#&ing cat with blue eyes is unusual !!
The buyers solicitors won't speak to me
My estate agent is disappointed. ( no fee ? )
Is this legal ? Do I have any comeback ?
I'm utterly p%&*ed off with it all.

What a dreadful experience for you...
Sad to say it is legal, and unless you had exchanged then you have no comeback.0 -
Totally legal. Incredibly annoying. Golden rule is to never cancel anything until you've exchanged contracts.
The buyer's solicitors aren't allowed to speak to you. Have you had any reason from the agents? Don't always think badly of your buyer. My friend's dad died days before her and her boyfriend were due to exchange and they pulled out because the stress of moving would have been too much at that time.
Good luck with moving on from this and finding another buyer.0 -
Thanks for replying.
I have found the whole process to be surprisingly amateur. When you consider the sums involved. I suppose there is a reason that estate agents and solicitors top the " most hated " list !0 -

Yes, but buyers' random decision to pull out is not the reason. In this case there seems to be nothing the solicitors or agents could have done so I'm not sure why you are choosing to blame them.0 -
Of course it's legal. What do you think "Exchange of Contracts" means?agentdalecooper wrote: »..... and the exchange got delayed. However, everyone was on board so we agreed a target completion date of 6 march.
....... by Wednesday it still hadn't been signed off. So nothing guararnteed
Not to worry said our solicitor and estate agent. meaning the target date of 6 March is still doable - not that it is guaranteed.
So I cancelled my gas, electric, cable and redirected the post. Why? Mad! Till Exchange, nothing is certain
Booked the moving company and boxed up my house.
Then. Guess what ?
My buyer pulled out. No explanation. Just pulled out at the very last minute.Which is why planning anything with certainty before Exchange is mad
Is this legal ? Do I have any comeback ?

It is when... the contracts are exchanged and thus become binding. Till then, guess what? They are not binding.Comeback? On who? the buyer? Your solicitor Your mum?0 -
Do you come on here just to wind people up ? You pathetic little worm.0

I'm afraid you're a victim of the fairly recent fashion not to have a four week period between exchange and completion..................
....I'm smiling because I have no idea what's going on ...:)0 -
No. I come here to explain how property matters work, and where possible, advise.agentdalecooper wrote: »Do you come on here just to wind people up ? You pathetic little worm.
In your case, there is no helpful advice that can be given, other than to put it behind you and move on.0 -
Yeah. I've learnt some pretty expensive lessons during this move ! Seems being nice gets you nowhere. People deem politeness as weakness ( see above )0
