last minute let down

Well we haven't moved house for 8 years, but I am sure that when we did, we exchanged on one date and were then told an expected completion date, which I think was a few weeks later. We then got the removals booked etc and finally cancelled gas, electric etc at the very last minute. By this time we had a lot of contact direct with buyer, they had been coming round to measure for curtains etc, so we were sure we were all moving towards the same date. Wouldn't have done anything before exchange of contractsThis is a system account and does not represent a real person. To contact the Forum Team email forumteam@moneysavingexpert.com0

Try not to let it get you down. I've been let down by sellers so many times now I look at houses with suspicion and I'm dreading being in the "waiting game" again. Hope you get sorted!0

Having been a member on here since October 2014, I'd have thought you'd been around long enough to know that you've just been incredibly rude to one of the most helpful posters on the site.
And yes, it's legal, and no, you have no comeback.0

            Just to clarify for others...
Once the contracts are exchanged, failing to Complete on the agreed date can be VERY expensive for either side as the other can claim all sorts of penalties and costs.Well we haven't moved house for 8 years, but I am sure that when we did, we exchanged on one date and were then told an [STRIKE]expected[/STRIKE]contractually binding completion date, which I think was a few weeks later. We then got the removals booked etc and finally cancelled gas, electric etc at the very last minute. Before Exchange, as explained, no one is commitd to anything.0

Totally feel for you, OP. it happened to me 7 years ago and I've never forgotten it. I even remember the buyer who pulled out's full name and what he looks like. I have no idea the name of who actually bought in the end!
All you can do is unpack so your house looks reasonable, stick it back on the market and cross your fingers that your seller can hold out long enough for a new buyer to catch up.
When it happened to us we managed somehow to refinance (took out a temporary BTL mortgage on our old house) to buy the new one before selling, and it went through a couple of months later.0
