With regards to AP there is a 3 bed end terrace nearby with an AP of only £5k more - lots more space

House prices have shot up in the last few months around here as we are seeing all over the area. This is currently the cheapest 2 bed around so I don't believe it it overpriced and the houses that you are linking to don't have as big a garden, side/back entrances and 2 parking spaces.
I don't agree with someone buying the house needing to start again. Why does it need a new kitchen? We have recently put in granite worktops right round and the kitchen is perfectly usable. The doors may need replacing but I wouldn't say a new kitchen is needed.
I'm happy to spend money to make it look presentable at this stage but unless I come into money at the moment I can't shell out on putting new windows in.
It is a first time buyers house. That's what it is being marketed as but a lot of the properties around here accommodate families of 4.
I don't have friends or family around here, we are relocating home to be with family so we can't store anything away from the house unless we start forking our over £100 a month in a small storage unit!0 -
Yes, but its not in a very desirable area around there.0

Has no conservatory - But windows and bathroom have been done. I think you are right about price, the conservatory doesn't add the value that the windows and bathroom does.
That Colwyn Close £270k three-bed just confirms the pricing's out. Your photos, OP, don't show the garden as being large at all. I'd agree there's nothing fundamentally wrong with the kitchen.0 -
The other 2 beds close to me are all upwards of 275K.. Colwyn Close is not in the schools catchment and prices around that area are cheaper.0

So can you see how this house is better than yours at the same price. If I was a first time buyer and let's face it they have no spare can after the deposit they have a better kitchen with integrated appliances, a better bathroom, better decor and still an end terrace. Also UPVC double glazing
Ok there is conservatory but the way yours is presented it doesn't look good. I bet you this house will sell before yours, it's walk in ready!

It is very strange when people ask for opinions because their house is not getting viewings and then when others give their opinions they become defensive.
it is you who asked and you who is not getting the viewings, it's your choice if you take any of it on board or continue to defend a house that is passed its best.

Bathroom suite looks like its still coloured, but definitely a WAY better house for not a lot more money.
I prefer that second house too. Even as a non car-owner I would prefer to see distinct boundaries by my front garden parking spaces (ie the hedges in that garden). With no clear boundary on the ground re parking spaces, it would worry me that neighbours would "transgress" and park in (or partially in) MY space. Best to avoid rows if possible on topics like that = voice of experience time.0 -
OP, not getting at you and I appreciate I don't know all the local factors re price, but this 2 bed nearby is £250k
