So.. our house has been on the market for 4 weeks. We have had 4 viewings and one viewing we had an offer of the full asking price but they pulled out shortly afterwards (so disheartening).
We haven't had a viewing for over a week now despite this area being very sought after and houses are selling VERY quickly in general. The houses that went on at the same time as mine have sold already. We are in a very sought after location within 5 minutes walk of the excellent school and Waitrose.
I have told the estate agent that as we aren't getting any interest as such I will use this weekend to make a few changes and try and make the house a little more appealing and take new photos next week. I can't do anything about the size of the rooms but hopefully I can freshen up a few other areas.
Could someone take a look at the listing for me and see what improvements I can make? You can find our house on Rightmove by doing a search for "GU46" and setting the min and max price to between 260K and 270K and our house is in "Morley Close" with the red door on at 265K.
Please be honest. I can take it!! I just want to sell...
The one problem is because I work from home, I cant do much in the conservatory as that's my office so even though we are trying to sell it as a dining room you need a bit of imagination. However, we have taken the shelving down at the side windows now which has made a difference.
What do you think?

One thought I've had taking a quick glance is to de-clutter the worktop benches in the kitchen. It looks like there is no space.

Yes.. I was thinking about the bathroom. I may ask them to leave it off the listing. The suite is like new but yes, it is dated..
I do have a breakfast bar to put up. I wasn't going to bother but may look better than the cupboard on the left.

The photos make the house look cluttered ( brings the idea of small in to mind ) and the bathroom looks dated.
The price I presume reflects the area.
Garden will appeal to families, but conversely as to my first point, they might think it's too small.
But nice overall, I think if you die littered for the photos it would help0 -

Kitchen looks cramped. Can you get shot of that cupboard that's blocking the second washing machine (or dryer or whatever)?
Tidy the living room cushions and second bedroom up a bit - there's a lot of toys making the already small room look even smaller.
The bathroom suite is... well, it's green. There's no other way to describe it. So anybody moving in is likely to budget for a refit there. A cheap new suite may be worth considering - it really does jar, partly because the rest of the place looks so recent and broadly well-presented.
The circular staircase may put some off - but there's not a lot you can easily do about that.
The text description is slender and bland to the point of non-existence.
EPC is fairly ho-hum for a modernish place - what does the full certificate suggest as a quick win to drag the score up?
Apart from that, there's nothing very scary about the details. I've not compared value with other places.0 -
The other 2 beds in the area are upwards of 275K and they don't have conservatories. We understand that the rooms are small so this is one of the cheapest in this area but yes.. house prices are generally CRAZY around here!0

Initial impression is that you don't have enough storage space as there is clutter in every room except the bathroom. And the bathroom goes the other way and is very 'bare'. Look at the photos of similar properties and you will see what I mean

In the kitchen - get rid of the clutter off the worktops and the shelves, open the blinds fully to get as much light in.
Living room photo is not very good at all - again - a much better done with the other properties.
Garden is neat and tidy but some tubs with seasonal flowers would add a bit of colour.
Bathroom needs some fluffy towels in a contrasting colour at least, and possibly something on the windowsill. Put away all the teddies (in the bedrooms)!
There is no proper description on RM - why should buyers have to click through to the agents website? Doesn't even say if the property is freehold - ooops it does - sorry
Get your agent to put a proper description on RM, tidy up, declutter and get the agent to do some better photos.
On the plus side you are coming up to the busiest time of year, so hopefully you will have a bigger pool of potential buyers.

Yes, we were thinking of taking the shelves down on the left and removing that cupboard with the dishes on and putting up a breakfast bar (matching).
I can certainly remove some cushions from the living room. That photo was after me de-cluttering. Our furniture is large I know that.
The staircase is standard in these houses but it's a half spiral and very wide and makes a lovely feature. It's not like a normal spiral.
I'm glad you mentioned the description. I am of the same opinion and think it needs to be padded out a lot more!!
It's an 80's build so single glazed. The conservatory is double glazed though.0 -
The only thing that really put me off was the garden. It didn't look to child friendly and if I were looking in your area I would discount the house based on that.
Other than that it was fine. Seemed a nice and well kept house and the bathroom issue isn't really that important to me as it wouldn't cost too much to replace the dated suite.This is a system account and does not represent a real person.
