    I wish I had had your advice back in 2012 when I was seething at the "laziness/incompetence" of my seller and/or her solicitors and running round in circles trying to make sure everything went through in time. With hindsight they were so obviously just messing me around and had no intention of sorting anything out before they were good and ready - and couldn't care less if the sale fell through - but I was too close to see it.

    You have known all this time that meeting the AP gets the offer accepted , you have said you can pay it , yet you are wondering why they arent coming back to you , on your well under AP offer

    Australia is between 7 and 11 hours head of GMT, so not too difficult to give them a ring early AM UK time and expect them to be about. Or worst case, leave a voicemail/text/email/Skype message with the details and await a response by the next day. I would definately not be believing the lack of contact excuse.
