Lodger rules

Got a mate looking for a room and found one with Monday to Friday rental, fair enough. Landlady is looking for same rent as others with 7 day rental. Again no issues, her right but her rules are…mmmm:

No access to the house until Monday night
No access to the house after you leave for work Friday morning
No cooking and minimum use of her kitchen!
Showers/baths at specific times


I nearly asked my mate to ask her if she would prefer the rent but then nobody steps foot in the house!! Looks like she is looking to help pay her mortgage/rent but does not actually want to share her house lol. She cannot have her cake and eat it. Anyone else experience strange lodger rules?

    He must be extremely desperate to accept those totally unreasonable rules :eek:

    I think he should tell her where to shove her rules and find somewhere else. Afterall, any landlord/landlady looking for a lodger would be very pleased to have someone Mon - Fri only but still paying the full time rate.

    Tell your friend not to take it.

    If it is a Mon-Fri let I could understand the no access to the house from Friday evening till Monday evening but rent would have to reflect that.

    Kitchen and bathroom rules are totally unreasonable.

    Tell your friend to keep on looking.

    I just took a lodger on (not my first one) and although lodgers do not need a rental agreement and their deposit does not need to be secured, we have one. As I live in a council flat and needed Council permission to rent out a room - it works better to have a written agreement.

    It took me a while to find a suitable person as I was looking for someone who likes animals (got a dog and 4 cats at home)and does not eat meat were my main criteria. Also not bringing visitors home as I do like peace and quiet while in - socializing can be done out in town...

    I have seen several people and finally found one that ticked my boxes and my place ticked his, he paid the deposit now and will be moving end of the month.

    Now - no restrictions on use of the flat for him as I appreciate someone paying for accommodation is entailed to normal living conditions and not feeling like he/she is in the way all the time.

    He did ask if I let him take the dog out for a walk sometimes and allow any of the cats to sleep in his room - now, THAT I have to think about, perhaps I should charge extra? ;)

    Tell your friend to keep looking and back off from that crazy "deal"

    Where is he looking anyway? Gumtree is full of psychos, spare room website is much better

    I think the lodger rules are OTT but at least this live-in LL is being upfront about them. Unless your friend is really desperate he should give this one a wide berth.

    There are plenty of people who need a place in order to work away from home during the week and who's rent would be funded on expenses. They would probably have no issues with these rules or the cost within reason.
    Just find somewhere else more suited to individual circumstances.

    It's mutual choice.

    Every landlord has their own preferences about the type of lofder they want, and it is very sensible to be upfront about that, and about the house rules.

    It's then up to the lodger whether that set-up suits them.

    If not, clearly don't move in!

    This is absolutely absurd. LL wants an inmate/primate, not a housemate.

    Why would your friend even consider it? There must be better ways to spend money and there are certainly better home options than this - even in London.

    I agree - this is absolutely ludicrous; she sounds like Harvey "Toads" Denton from The League of Gentlemen! ;)

    She'll probably be forever hovering outside the bathroom door, counting the number of turds passed during every "number two" visit (one sheet of single-ply loo paper per motion)!

    Exactly. My ad for a lodger was like a page long - to avoid email ping pong with people I wrote my "T&C" in the ad to only get esquires from people who would potentially "fit" with me


    But very often you get "room to let" and phone number. Time wasting on both parts.

    I suggest your friend puts his/her own ad and states exactly what he/she is looking for/where/how much for. May be easier this way.

    SpareRoom is a good site to set preferences and search by those.

    Even if the lodgings are cheap, the "no cooking/minimum use of kitchen" rule means relying on eating out, which rapidly gets expensive (and often unhealthy). It would be better to pay more to live with someone less draconian.
