Changing agents is a normal knee jerk reaction to a slow sale but try to take a disspationate view on the subject. Estate agents usually forget about people when the price is either set too high or the home owner is difficult to deal with. Remember that house buyers don't just visit one agent. By getting another agent you are not going to tap into a new load of buyers. On the whole we have been satisfied with selling with them but feel that over the past 4 weeks they have more or less forgotten about us
People have to recognise that sentiment has changed significantly over the past two months (and dramatically over the past week). The effects may not have shown up in official statistics but the effects of tight credit and higher interest rates is going to have a significant impact on prices. You need to decide whether your asking price is realistic in this new climate. If you don't, you could end up chasing prices down to much lower levels in two years time.0 -
Ive been OTM with Beresford Adams in Winsford, cheshire for more than their 12 week contract period.
On the whole we have been satisfied with selling with them but feel that over the past 4 weeks they have more or less forgotten about us
So time for a change, wanna give them the boot but everthing I write sounds rubbish and poopy :rotfl: so I really need some advice on the letter I should send to get me out of selling with them.
We will be going joint agency with 2 other agents in the town so if anyone has insight on this then please let me know

And if anyone is looking for a lovely 3bed semi with a garage and an unbelieveable price for a Cheshire market town then have a look at the house on rightmove and contact me

Thanks in advance!
Hi there
Just moved from Nantwich, know cheshire well, used to work in ROAD ONE at Winsford business park..
Ok, lovely lovely house, and yes thats a good price BUT Winsford isn't the most desirable place to live in cheshire. Saying that though, I do think its a good price for the house.. BUT like we have been telling most people on this forum who post because their house isn't selling... its a buyers market now, sentiment is shifting downturn because of interest rates and because you think its a good price buyers simply may think its overpriced.
I thought Beresford Adams was a good EA? How about John Butters Bee?? You see alot of their boards up..
Good luck!!0 -
Your link is showing SSTC - have you sold now? Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
Theres no dollar sign on piece of mind
This Ive come to know...
So if you agree have a drink with me, raise your glasses for a toast :beer:0 -
Yes, my mistake, when i replied earlier to say i had sold i started ranting  about putting in an offer on another house. Should have started a new thread really -girlfunky wrote:Sent off the letter saying 2 weeks till changing etc as above and what do you know 3 days before the hand over and guess what we get an offer!!! So after much negotiating we have accepted an offer around the asking price.
sorry made it look like i was rabbitting on about selling my house still.
Offer accepted in Thursday 2 days before handing over to another estate agent. Always the way...Thanks for the support everyone!0
