selling in winsford, cheshire wanna give my EA the boot but how?

Ive been OTM with Beresford Adams in Winsford, cheshire for more than their 12 week contract period.

On the whole we have been satisfied with selling with them but feel that over the past 4 weeks they have more or less forgotten about us :(

So time for a change, wanna give them the boot but everthing I write sounds rubbish and poopy :rotfl: so I really need some advice on the letter I should send to get me out of selling with them.

We will be going joint agency with 2 other agents in the town so if anyone has insight on this then please let me know :):confused:

    Do you really need to let them know? It's not as if you are paying them anything any more, are you? And if you are out of the contract period then you can simply sign up with other agents.

    yes, they need 2 weeks notice. I would think it would be courteous to do so as most estate egents move from agency to agency over time so most know each other very well - besides dont wanna burn bridges you never know who you might have to deal with again in future...

    Just need something in the letter that sounds formal, everything I come up with sounds like Vikki Pollard wrote it - init :rotfl:

    That's all you need to say, you don't need to give any specific reasons unless you feel the need to.
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    Yes that is all you need. Don't forget that if someone they have introduced buys your house in the next six months they will be entitled to their commission. Get them to supply you with a list of all the people they consider they have introduced.

    Thanks for the tip re what to write in the letter - i think i was being abit too apologetic for wanting to change agencies - youre right no paffing required :D

    lol! I hadnt noticed that - thanks for pointing it out - at least if the next agent i choose just cut n pastes the details off rightmove Im gonna def know they have if theres no bathroom listed on the spec :rotfl:

    re salt mines - yup loads but you cant get away from them around winsford and northwich its somethng you have to live with, they are safe (otherwise no one would wanna live around here ever ;) )

    My house is a similar layout to yours but a detached house. We extended on top of the single storey garage and created a new room. Also some people in my road have actually torn down their garage and rebuildt it the full length of the house in double storey. Don't know if this makes sense but it might be worth mentioning something about possibly option of extention if you speak to a poss buyer. Sorry have never sold a house so proably not much good at giving advice. Lovely house by the way.

    It's a common misconception that an agent's contract ends when the sole agency period expires - it doesn't.

    The contract ends when you provide written notice of termination AFTER the period of agency expires. If you don't notify the agent, then their contract CONTINUES until you do.

    This could have serious implications as you would potentially be employing two or more sole agents at the same time, all of whom would have claim to commission on the sale of the property. Very expensive for the sake of a simple letter of cancellation.

    Girlfunky, have you considered selling privately? There's nothing to stop you advertising direct with a decent online house sale website at the same time as marketing with an agent - expands your potential pool of buyers and could save you a fortune in commission if you find a buyer privately...
  • ok thanks for the replies everyone.

    Sent off the letter saying 2 weeks till changing etc as above and what do you know 3 days before the hand over and guess what we get an offer!!! So after much negotiating we have accepted an offer around the asking price.

    Now im looking for a new house which is sooo much fun - NOT! Esp as the area we are moving to is mega expensive and the only house we can afford literally needs gutting its not a case of clean it up and redecorate as we go along everything needs ripping out and replacing before moving in - what joy!!! :rotfl: :rotfl: :rotfl: As a consequense wha have this situation
    friday pm go to viewing with ea
    ea tells us an offer is within 10-15k of the asking price but not accepted yet
    sat am we offer 10k less than asking price
    sat pm ea calls and says no the other offer is on table too and goes to our selling ea to check the chain (4 incl us 3 are at survey and 3 are cash buyers our buyer is cash and as has 4 years left to run on nhbc says not getting a survey done - each to their own i guess - so long but strong chain in her opinion)
    ea calls us back and says no def not 10k less
    we say ok offer 7k less
    ea goes away and comes back 10 mins later saying no but the vendor will consider over the weekend

    Im not 100% that there was an offer in the 1st place now :rolleyes: oh the joys of buying and selling houses:rotfl:
