    if you have given the keys back stop stressing, whats the difference in them showing people around and taking an inventory?

    The only inventory you need to worry about is the first one taken when you moved in and the last one, both need to match taking wear and tear into account on the last inventory.
    The inventory they are doing for the next tenant has100% nothing to do with your deposit.

    They sent me an email saying they'd done the inventory already!

    What does it matter. It's my tenancy still, I'm paying for it, and they could show some manners.

    How can they show someone around without an inventory?

    I find it strange you give permission for them to show people around your place that is yet to be cleaned, yet get upset when they have done an inventory to be able to show a new tenant what they would be signing up for!

    As said change the locks if it concerns you and also as said it's the inventory they do on your move out is the one you need to be concerned with.

    I think the op means they've done a check out report before she's ready. - could be wrong tho

    Take dated photos the day you hand the property back.
    I've only ever had problem with one landlord and I rinsed her through the deposit protection scheme. She couldn't evidence anything she claimed. I'd photographed every angle of every room. It was suggested by CAB I would likely have had a fraud case against her some of the stuff was that bad!

    Our current landlord is brilliant I am pleased to say

    either way works for the OP, if the photos/inventory was taken before checkout and do not show a true picture of the property, go to dispute, an easy win when the LL produces photos/inventory before checkout.

    OP just needs to take their own photos on the last day.

    Fraud? The criminal offence of fraud?

    Perhaps avoid that particular CAB office in the future.

    Libel/ slander- maybe. But fraud is a police matter. You could only sue if you suffered a loss. You hadn't.

    Agreed. Just mean I can see why the op might be concerned at a check out priority to returning the property.

    I would be more concerned about giving keys to the agent before I had cleaned the property.

    We didn't suffer a loss as we succeeded through the deposit protection scheme. The CAB justification was that she was falsely claiming and charging us for damage that didn't exist.
    It wasn't worth the effort so is irrelevant in the whole of things. We got our money back eventually through DPS.

    I've heard a lot of people getting poor advise from CAB, so it doesn't surprise me, and I'm not trained to know what is fraud/libel/ slander etc, so took what they said as accurate, and guess many others do as well.
