Homebuyer report found serious issues with roof, vendor not want to re-negotiate pric

    It sounds like you're having second thoughts about buying this house and are looking for reasons to pull out.
    The work that needs doing is certainly not urgent and is fairly minor in the scheme of things, I think you're trying to make it in to a bigger issue than it really is.

    Have to disagree here. A fair amount of homeowners properly don't know much about the life span of flat roofs or flat roofs in general and unless it was causing an obviousa leak then I'm guessing many owners wouldn't have it replaced or fixed. Doesn't mean its a bodge job or them not caring.

    Say it was a boiler you might want to upgrade it if its old but many people would choose not too (due to cost or being happy as it it) but if it regularly broke down or stopped working completely then they would get it replaced.

    OP, its up to you. If they truly wont budge, walk away if you are not happy with the work required. However, I imagine unless your buying new build (which can still be questionable) you might come across these type of issues on other properties. I know I did when I was looking.

    The second sentence negates the first anyway.

    The truth is we are thrifty buyers and greedy sellers, depending on which role we are playing at the time, obviously.

    OP doesn't want to walk away from a £800 purchase spend, but thinks the vendor can keep taking £ks hits on their sale.

    Perhaps in future OP could do their survey before making an offer? - it would have been cheaper and less time consuming for them both.

    I don't agree with your comments. You look at this from a sellor's perspective only, probably you have a house to sell or sold one before.

    These issues in the Homebuyer report are Condition Rate 3, which means "Defects that are serious and/or need to be repaired, replaced or investigated urgently". I don't know much about roof and cannot DIY, so I trust professionals and tradesman.

    I would not have increased my offer to 234k if they has refused my offer. Compared with other houses' sold price on rightmove, I think 230k is just about right if there is no problem with the flat roof.

    When it comes down to it, if you want the house more than the seller wants your money then you have to pay what you offered. OTOH, if the seller is desperate to sell and you're happy to find another place (losing £800 surveyor fees) then the seller will accept a lower price.

    If I offer to sell this used piece of blu tac with a bit of paper stuck to it for £15,000 and someone wants it, they'll pay it. :D

    So what did you decide in the end and why?

    PS You're right, there's no dream house, no dream job or dream wife. You have to give and take in the real world or you'll forever be unhappy.

    Then I suppose you won't be buying that property unless the vendor changes their mind.

    I am merely giving my opinion on what you have written. I have nothing to gain either way. You are only looking at this from your point of view, hence my comments.

    Isn't that what happens in Scotland? Their system is just so much better.
    Happiness is buying an item and then not checking its price after a month to discover it was reduced further.

    I decide to proceed, because I fed up with all the viewing, negotiating, survey results, quotes, and the stress. and comparing to the house price, 4k is not much.
