    As is very clear from reading this forum, it hasn't stopped such unfortunate people posting on here.
  • This is a typical example of a government policy allowing things to happen that inflate the housing market... this time by increasing demand.

    Potential owner occupiers will face more competition from Buy to let merchants.

    It appeases the older vote and disregards the younger in our population.

    With no other alternatives to invest their money in, pensioners will move money into the housing market which does very little to enrich our economy or make it robust or create high quality jobs. We need a channel through which we can improve our economy and not expose our residential housing market to the global commodity market to be exploited and inflated to even higher levels.

    The risk on property investment is exactly the same as investment in shares, oil, gold & many others. Past performance means nothing.

    A portfolio should ideally be diversified, I can understand those without property adding it to their portfolio, but less so 'expanding their landlord portfolio' (as you put it).

    Additionally you can't just compare the returns, you also have to consider the illiquidity and the input required, obviously holding property is very illiquid and involves far more input than holding shares. I'm just about to invest in an all world high dividend ETF, I see it as a much better investment for me than buying more property:

    I see you have 2 supporters for this opinion, I don't see many others rushing to agree with you. We all agree past performance doesn't predict future performance but it the other aspects of property, capital value increase and income through rent.
    No different to shares, they can also increase in capital value and pay a dividend (and can also be held in tax free wrappers).

    I see a big difference to putting my money into 1 property which could suffer from issues with that single property or the individual tenants compared with putting my money into hundreds/ thousands of companies via funds.
    There's also a big difference in the work involved between being a landlord and paying a direct debit monthly (I'm not an active investor myself although my portfolio is actively managed).

    I'm not saying it's bad and some have done very well of but it is definitely not equivalent.

    How many people really have such huge private pension pots sufficient to justify taking the tax hit from withdrawal to fund buy to let investments. Isnt the hype bigger than the reality.

    And to be honest - buy to let can be hard work. Surely there are less stressful ways to enjoy your retirement.

    To think given all the other factors affecting the market this is likely to see a housing boom in its own right is just a lot of spin.
