    Hmmmm, I don't really want to go to them direct, but like I said I don't want to upset my broker by doing so as well. Do you know if it's 12 days for offer from the valuation being done? It would make sense that I am still waiting for it then. But if the application was done prior to instruct the valuation then I will have no choice but to ring the lender direct. This would take it way over the 12 days
    I forgot to mention that I was also sent a direct debit set up confirmation on 19th February......

    On no account contact the lender direct.

    If you say the wrong thing and cause confusion you can abort the entire application.

    Your broker is as keen as you to get the offer. If they are not keeping you adequately informed, agree with them when you will get updates.

    If the valuation was completed on the 9th, and no additional documents requested or queries raised, I would want to know what is going on. Your broker can log on to Case Tracking and check any outstanding underwriting queries, and I would have been chasing my BDM days ago.

    Personally, I find Nationwide applications are flying through at the moment, and although I say this reluctantly, you need to put real pressure on your broker for an explanation. Managing client's expectation is an important part of an adviser's role.

    That's what I am afraid of. That's for your reply! I am just not sure if I should be angry, pushy, annoyed or just patient. Don't want to upset or undermine anyone.....

    Thanks for your reply, the broker is telling me it's at "final checks" and will be contacting his BDM tomorrow. What is their role?

    I do want to put pressure on but I am not sure if I have enough to do so. The only thing I have is that the seller is pulling out this Friday if no offer is received by then

    The application is with TMW not Nationwide. They are separate companies I have been told.......

    Even if the lender is causing the delays, this is poor communication by your broker. We like our clients to know when to expect an update and try not to over promise.

    Be firm with your broker and let them know what you expect.

    The BDM is the lender staff charged with assisting the broker - some are good, many are lazy and ineffectual.

    I was hoping that the BDM may have "power" to do something more. I was beginning to think I am being impatient. Broker is going to call me tomorrow afternoon with an update after speaking to the BDM, but doesn't expect the offer to be out before Friday. :mad:
    Solicitor is on standby for the email confirmation to exchange....

    I spoke to TMW today & they are taking ages but maybe you need to check with your Broker that it's valued up ok & also that recommended rental fits criteria. Speak to Broker not TMW.

    Thanks fizzy, TMW taking ages but their updated service times on the site aren't too bad, 12 days from application to offer. Do you mean issuing the offers taking ages? I have done that with my broker all good on that front.
    Will be adding a few more greys on top of the existing ones.......
