    The dice seem loaded against the buyer unfortunately. In order to get the EA to stop showing to other buyers, they have spend money to prove commitment e.g. book the mortgage valuation, instruct solicitor.

    It's all very well advising people not to spend until the chain is sorted out, but not very realistic IMO.

    Not at all. We were buying via a bolshy agent who was constantly trying to apply pressure, but we explained that we had our solicitor lined up but not instructed (told them who it was), that we knew our mortgage and had an AIP, and would instruct the solicitor and apply for the mortgage as soon as the chain was complete. You just have to stand your ground. EAs prey on FTBs' naivety about the process.

    We called the EA regularly (once or twice a week) to ask for updates on the chain situation and say we were still completely committed to the house. There's a way to present yourself. They've been doing it long enough to tell if you're serious or a time-waster, even if you refuse to spend money until the chain forms.

    We insisted our property was taken off the market or we'd withdraw our offer, and they agreed. It was marked Sold STC on Rightmove and they stopped accepting viewings.

    Have you spoken to the EA to ask why it's available again? What have they said? If they just changed their mind about selling to you, they should have told you and explained why.

    This doesn't make much sense and may just be a mistake at the EA (it shouldn't be listed for sale). We sold via William H Brown and they made mistakes, including posting ours on Rightmove before they were meant to. If the vendors changed their mind about selling then changed it back, the EA would have phoned you to see if you still wanted to buy - they'll always go for the easiest route to their commission.

    I saw that, But thought you might bring the bathroom up to middle 'bedroom'- creating a landing for main and back bedrooms and convert the loft in time if necessary?

    There is potential, plus the 3rd bedroom in original bad vendor/EA house is tiny so thought it may not be a priority room at the moment...giving you time to do works etc.
