Mid term inspection of our rental property

    One other thing: If they fill out a report and they list any things on it at all don't sign it. There is no reason for you to sign it, they will only try and hold it against you when you leave. So if they say anything like "a few marks on the wall here" just refuse to sign it.

    Nope, don't think so, if I have a pile of clothes in the corner of my bedroom that is not the agents or LL concern thank you very much.

    When we rented we had an inspection, they emailed us saying that the house was untidy and needed sorting.
    Respond by visiting their office and walking round it with a clipboard making notes. Then give them a list of untidy desks, dirt on floor, smells etc...... :rotfl:

    However I asked the guy from the office who came around if he had heard from the owner about our wish to go onto a rolling month contract. He explained that the owner of the property wanted us to sign for another six months or we would have to pay double rent to be on a rolling month contract. I feel this is very unreasonable and surly he cant do this?

    hahaha, no you dont pay double rent. just ignore them.

    Contact your LL directly and explain that a rolling contract means you both benefit from the existing terms, but don't have to pay the agents a stupid fee for changing the date in a Word document and pressing "print".

  • We have to sign a new contract by 22nd march. We also need to find a house to move into. How can we do this if he makes us sign a 6 month contract.


    Can he evict us if we will only sign for one month rolling?


    The guy from the letting agency said they would have no problem renting the house out if we gave them 4 weeks notice. the rental market here is very good.


    myself and my wife are going to put together an e-mail and ask the letting agent to forward it to the owner so we can explain our circumstances and ask that he be a bit more understanding!!
  • No, contact the LL directly. The agent is most likely lying to both parties.

    Write to the LL directly, they have to issue an S21 at the end of the your fixed term. You don't have to leave at the end, its just means that's when they start court action. You will switch over to a rolling contract automatically if you don't sign anything. Speak to the LL only, as the LA will be pushing for a new contract so they can take a cut.
