Hahahahaha, thanks guys, I'll bear all this in mind.
We're only really considering it because of this heap

Considering you're moving back here from England, personally I'd say "Don't do it"..... Listen to the Practical side...... you'd EASILY sink £60,000 into that to get it to a good future proof standard... Guaranteed there will be no cavity so all outer walls will have to be insulated internally or externally to keep any sort of heat in. Floors will be the same....
Nice dream but unless you could knock 30 or 40 thousand of the price I think you'd be taking on a big strain considering you have kids too...0 -
Agree with the post that said 'rent first'.
You'll have no problem getting a larger house for a decent rent (the bedroom tax is coming to NI shortly) and you can get them sorted with schools and then decide where is the most practical place to live.
Remember, Omagh has no trains, no motorways, the hopsital could be closed at any time (30 miles of bad road to the nearest one otherwise). It and Strabane (I'm guessing here) having the highest unemployment percentages in NI - have had for the last 40 years anyway.
Stroke City may not be a bad choice.0 -

Nice house actually but as others have said it looks like a 'Money Pit'
Over an hour to Omagh as well and the road is awful  I have been to Belleek several times for work and usually take the longer route through Enniskillen, the back roads are bearly suitable for 2 cars, if you meet one of the many lorries on it say a prayer
I would as others have said rent first and give yourself a good 6 months to a year to get your bearings. House prices aren't moving quickly upwards West of the Bann river despite what EA's may try to tell youI am trying, honest;) very trying according to my dear OH:rotfl:0 -

More than we have in Stroke CityI regularly travel to it for shopping. Omagh has a lovely big Asda as well too.

Agree that the road from Beleek to Omagh would be a pain to drive regularly. And I have friends who are cross border workers out of necessity and they would not recommend it unless you absolutely have to do it. That said, that does look like an amazing house.
I would also second the advice to rent for six months to a year and then come to a decision. Every town in Northern Ireland has its own vibe and that goes double for the villages. I'd say you want to try to make contact with other people who are 'blow ins'and get a sense of where they feel comfortable. House prices are not going anywhere anytime soon!

Thanks guys, we have seriously considered renting first but we're wary of getting the kids settled in a school and then having to move them again once we buy as we're looking in such a huge area, our eldest son is on the spectrum so change is a huge thing for him, and we want to cause as little disruption as possible. I still consider it occasionally but I think we've pretty much settled on buying straight off despite the risks.
Luckily we don't have to simultaneously sell/buy as we can move in with my parents (over here) for a while to make sure we don't rush and we do get the 'right' place. Also, as the bloke will be over there from next week he'll be able to get more of a feel for the place and report back. If it was just us I'd go the rental route but with the kids it's all a balancing act.
Re the 'dream-house', a lot of my relatives on the Emerald Isle are involved in the building trade; chippies, project managers and the like so the building/remedial work doesn't phase us. But the distance from work and the cross-border issues are sticking points, I have a feeling we'll view it once we've sold over here and then wistfully wave it goodbye as there're just TOO MANY negatives *sighs romantically to oneself*[STRIKE]DFD 22/7/14[/STRIKE]

Also I'm glad there are big Asda's! Despite living in a little village (for here, there are 'only' 8,000 residents.) we're within a 5 minute drive of a flagship Sainsburys that looks a bit like an airport, two enormous flagship Tesco's, a brand new Asda, and two Morrisons, I'm going to have a lot to get used to.[STRIKE]DFD 22/7/14[/STRIKE]
