The UNITE Group plc (UNITE), the UK's leading developer and manager of student accommodation, has today announced the completion of a £405 million refinancing that provides a new debt funding platform for the UNITE UK Student Accommodation Fund ("USAF").

HSBC and Lloyds Bank Commercial Banking played a key role in the deal, acting as Lead Arrangers. The new secured debt funding platform includes £380 million raised though a 10-year sterling fixed-rate bond issue, priced at 3.4%, an £8 million liquidity fund provided by HSBC and a £25 million five-year Revolving Credit Facility (RCF) provided by Lloyds Banking Group.
The finance package allows USAF to refinance its existing mortgage-backed security bonds and reduce bank debt.

What were you saying about BTL?:rotfl:
I think you miss the point completely. Unite build huge student blocks of housing, they don't go around hooving up cheap houses and driving up house prices.

But then I never said that net migration is the "only thing that matters". I simply said that it is "what counts" in the context of immigration/emigration.

surely no-one (except the BBC ) really believe it only the numbers of net migration that matter and things like different age profiles, different skill sets, different education levels, different asset ownership, where to live preferences etc have absolutely no impact on the country.

I have mortgages on all of my properties (except my home), but I still own them all.
    A common delusion.

The first line of this month's Rightmove release...

Right? Is the first line now all that counts?

Unite do indeed build a lot of housing and outbid builders that would otherwise build for ordinary people, so driving up the price of property for ordinary people: a particular problem in London which is why many councils there try to prevent new student accommodate.

There's only one thing to blame for rising house prices - not enough house building. There's no need to go after BTL if we just built enough houses.

But then if there were enough houses, prices wouldn't have spiralled, and BTL would be not such an attraction and therefore far smaller than it is now?

No, I just find it interesting how the media create headlines based on the minutiae rather than the substance of any given release.

As you said yourself - it's a stretch to get that headline from the content.

    The clickbait writers win again.

Not specifically that I've been able to find.

I know that average household size is slightly smaller for tenanted households compared to owner occupied ones, but then that might be because tenanted homes tend to be smaller than owner occupied ones.

There is England and Wales data on 'Households: overcrowding and under-occupation: by region and tenure by household size' which does show that tenanted properties are more likely to be overcrowded and less likely to be underoccupied, suggesting that tenanted properties are more intensively occupied.

Thank you. So it would be fair to say on the limited evidence available that if there was a wholesale switch from rented to OO of the type advocated by the OP then the shotage of housing might well be exacerbated leading to even higher prices and more overcrowding in the smaller rental sector.

The current govt is often accused of 'divide and rule' turning those who work against those who do not etc. However the very same people, when it comes to the housing debate, seem to fall into the very same trap blaming landlords or whoever else when the problem and solution are both obvious - a lack of house building.
    I think....
  • Houses for Homes NOT profit

I've been posting this for ages. The situation is not just how it is now, it is the direction we are heading with renting and BTL.

There are many things wrong with the housing market and they don't all fall under the umbrella of BTL.

The issues are not with the BTL'ers themselves but with the government that are promoting, encouraging and supporting it.

We need house price inflation linked to the wage in that specific area. There has been a lot of data posted here showing that wage inflation has been below house price inflation for so long it has become almost impossible to unwind.
    Peace.
  • The western spring is coming... maybe not this general election.... unless we have a re election due to hung parliament. .... but definitely the next election the young will rise and a new party will emerge.
    Peace.
