    Yes have found a house it is a renovation project in Wales will be putting a offer in on Monday.

    Well another viewing this morning and says that he will put in offer and another family at 3pm what already know about the offer in place.

    Think I just met the guy that was dealing with you at Hatched. He said there was a bit of a mixup with the descriptions :o)

    Had him round to give us a letting valuation, £99 upfront plus £50 a month (used to be 9%) on £1400 per month rental , fully managed, panel of tradesmen for any repairs, you can allow hatched to authorise to a certain amount of work so no callouts at 3am for a broken boiler. Seems very good compared to the 15% most local EA's charge.

    Oddly you're not publishing the fees Hatch charge the tenant. Classic landlord mistake is to just look at what is costs them and not the whole package as the fees charged to a tenant will affect how the property is viewed which in turn affects the landlord's voids and quality of tenants. Also a tenant is concerned that repairs are done efficiency which requires links with good local trades. Hatched's website isn't tenant friendly, there's advice for landlords but no advice for tenants and no mention of the fees a tenant will be charged. Considering MSE is a consumer website I find it odd Hatched aren't doing anything for the consumer which in the case of letting is the tenant. Not impressed.

    PS: Authourising repairs to a certain cost is standard for letting but you will get callouts as the level is usually set too low (a hundred pounds or so) which isn't enough to repair your standard boiler or washing machine. Of course that level can easily be upped the the landlord with any agent.

    All sold and got offers over the asking price! Hatched have been great all the way! I will never use a high street agent again!

    Around here there was only one house advertised via Hatch but it was very well done. It was actually one of the first to sell this year.

    I'm in the Noth East and I think hatched is London however there are other options up this way that we may consider once we decide to move.
