Is my tenant being treated fairly by the LA?

  • I have told him several times, but I still keep using the same LA :( time to change I think. Also looking at the other posts, I think I have been overcharged by a lot :( for simple work!

    Tell the LA you are very disappointed with their shoddy service and that if they do not up their game you will not be renewing the tenancy at the end of the present term. Then sort out another LA ready to take over the property at that time.

  • The one who is really being punished is me!
    The tenant gets a good deal, cheap rate etc
    The LA gets 18% and more commission from the tradesman (Plumbers etc)
    The tax man gets his share...
    I get what's left over and the other S^&T :(

    I don't get monthly statement from the LA they get posted but not to the address I wanted :(

    So, yep, that's just a standard surface-mount shower. £290 for it is, mm, on a par with 18% for value... It's not a cheap shower, but a quick google says just over a ton. Which means nearly £180 to turn the water off, undo two nuts, fasten two nuts, and turn the water back on.

    Sorry but I have lost sympathy with you now.

    The tenant has had no washing machine or shower for getting onto two weeks now, and you are taking no responsibility for it.

    The amount you charge in rent is totally irrelevant. Clearly you think you are getting below market rate, but that was your choice when you signed the tenancy and does not get you out of your responsibilities.

    You signed the 18% agreement with the letting agency, again you take no responsibility for this.

    Tax is something we all pay and I am not going to feel sympathy for you for that!

    When you become a landlord you run a business and you take the profits and the losses. If you can't make it profitable because of poor rent negotiations and high agency charges this does not remove any of your responsibilities.
