Finally after countless emails, it just go fixed
I am so happy and sad for the T
I don't know how to attach the pic

Do you have a photo, or can you get the tenant to send a photo, of what's there now?
I'm guessing it's something like this :-

Hi GM

Thanks so much for the answermost useful

Also do you think there is a way to findout who the various LAs are using? some actually gave me the names of the plumbing companies that they useso if the LAs are relying on them they must be reliable?
If you cannot get a recommendation from a local friend/neighbour, then try the local paper.
Some communities have local broadsheets with 'Tried & Tested' section for contractors.
Or use:
1) http://www.aphc.co.uk/
http://www.plumbersassociation.co.uk/
2) http://www.gassaferegister.co.uk/help/find_a_registered_business.aspx
As for the agent, I refer you again to

So, yep, that's just a standard surface-mount shower. £290 for it is, mm, on a par with 18% for value... It's not a cheap shower, but a quick google says just over a ton. Which means nearly £180 to turn the water off, undo two nuts, fasten two nuts, and turn the water back on.

Yes. Ask them. If they are reluctant or vague, write to them instructing them that all contractors working on your property must be pre-approved by you so you need to know who they are.

So do some research on them
so if the LAs are relying on them they must be reliable?
I love that last statement!
No - if the LA is using them, they must be paying the LA a commission for each job........
(that may be a bit over cynical, but it is more common that you'd think)0 -

Where the LA really don't care - because they don't pay the bill - is whether the trade is good value.0 -
Happy,
I pay an agent to manage a property and a lot less than 18%. My tenant reported a minor water leak to the LA and they had a plumber on site within 6 hours, problem sorted. They told me by email a few days later.
Tell the LA you are very disappointed with their shoddy service and that if they do not up their game you will not be renewing the tenancy at the end of the present term. Then sort out another LA ready to take over the property at that time.Few people are capable of expressing with equanimity opinions which differ from the prejudices of their social environment. Most people are incapable of forming such opinions.0 -

Where in the UK is the property?0 -

It's the agency contract you need to end, not the tenancy!

Thanks AdrianC,
So I assume this was overcharged by a lot? sorry to sound thick, but how much would a similar job cost? is there a way to find out. Another LA quoted 280 for this. Is there a way for me to findout how much this unit would cost?
Is fixing it as simple as turn the water off, undo two nuts, fasten two nuts, and turn the water back on ?It's sorted? Great.

Maybe I am better off getting a British Gas homecare plan, instead or relying on these people?:rotfl::rotfl::rotfl:
