Feedback on property listing/advice

Hi everybody,

Looking for advice and feedback on our property listing!

We are trying to sell our apartment in Manchester. It is currently let to tenants and the tenancy agreement runs out in June, when i am fairly sure they will move out. Its has been on the market off and on for 18 months. We are currently listing with Bridgfords since January 8th and have had 2 viewings in the first week and nothing since.

We live in Oxford and are renting ourselves. We would love to buy down here but need to sell the Manc property first. I have a feeling we are going to be kicked out of our current rental in May so the clock is ticking!

The postcode is M33 2HT

Its on RM with the following details:

    Sorry, going to be bluntly honest here.

    Photos don't do you any favours. Two of the rather unattractive garden. Photos of the bedroom with junk beside and spare bedding under the bed. Too much clutter in the lounge.

    If you look beyond that, it appears to be a nice property, and I appreciate if it's tenants living there, getting them to tidy up for the photos may be a challenge.

    I would get a gardener to come in and spruce up the back garden, get rid of all the fallen twigs, tidy the bushes etc. And only one photo of the garden.

    The living areas need to be tidied, and the clutter removed, even if just for the photos.

    Concur. You need to put more effort into tidying it for both the photos and the viewings.

    The floorplan isn't legible (and they seem to have cocked up the text labels as a couple of them are under the drawing).

    And not clear where the stair to the loft is.

  • Yep, that is the one. Its tricky RE the photos as yes there are tenants in situ. We had some great photos from when it was empty and were looking for tenants, but i didn't get a copy form the letting agent. They are rival companies so can't see them handing the photos over!

    (a) Buyers don't like offers over...

    (b) Residential buyers don't like properties with tenants in.

    (c) It's a nice building, but unless you're from the cast of The Time Bandits, IMO it's not a proper two bedroom property.

    As (c) cannot realistically be sorted, you should do something about (a) and (b).

    NB: It's tidy enough. The photos could be better but they aren't a disaster. So changing this will not sell the property.

    In no particular order.

    Selling with tenants is a nightmare. They have absolutely no interest in keeping the place tidy or doing any of the things that a vendor should be doing to get a quick sale., As is evident from the pictures.

    If you cannot wait until the tenants leave then you are going to have to offer some sort of incentive to get them to 'do their bit' - a reduction in the rent, for example. Even then there is no guarantee that they will 'play ball'.

    To keep the tenants happy then the minimum you have to do is tidy up the garden.

    If the tenants are happy to help out then a massive 'decluttering is needed.

    'Offers over' is always a no no. 'Offers in the region of' is sensible. Just a price is the best. Most people know there is usually some wriggle room.

    I think it is potentially a lovely home. Common sense says that people should be able to 'use their imagination' but unfortunately most people only see what is in front of them.

    Sadly you are likely to either get no viewings or a very reduced price or have to wait for ages.

    Up to you.

    Ask the tenants to move out (offer an incentive) or give them a sweetener to tidy up and have new pictures take or wait until they are out.

    Just the garden picture itself puts me off - if that is neglected then it suggests neglect in other areas.

    I understand that you need the money from the rent but you have to be realistic and work out the 'numbers' on getting a quick sale or waiting for potentially a long time.

    I hope you find a buyer who can appreciate the flat but I fear not.
