    If the tenant owes 6 months rent and disappears with the key... Great you didn't have to pay for bailiffs to come kick him out. ( assuming u have a posession order)

    As a tenant I don't agree. - which is why at the first sign of trouble, I change the locks.


    You are not going to like the cleaner who comes twice a week, and the concierge who lets the plumber in then. We painted a flat while the tenants were on holiday, so the smell will be gone by the time they come back. There is also emergencies like leaks into the floor below, and the tenants are not available.

    Again, tenant is free to change the locks and the cleaner/concierge/plumber/you are out of luck.

    I assume you got their permission to come in and paint the flat?

    If the tenants aren't there, then I'd wonder where the water was coming from? However any additional damage caused by delay of access would be the responsibility of the tenant.
  • If you have no intention of using the agent to manage the property the best thing to do is to introduce yourself to the tenants. All this talk about keys is not the pressing issue. Assuming you did not sort all these things out prior to completion I recommend the following course of action

    1) Inform the tenants of who you are and serve the appropriate notice (Section 48 Landlord and Tenant Act 1987) to ensure you receive the next rent.

    2) Check the deposit registration arrangements.

    3) Ensure there is a valid gas safety certificate.

    Depending upon your initial meeting with the tenants you may have a smooth transition into managing the property or you may have opened up a can of worms for yourself.
