I am not sure how old your kids are but it will almost certainly be used by them as a 'den' when they get older.

Their (regular) route to the fridge and kitchen cupboards for snacks and drinks will most likely be right infront of your TV viewing with option 1

Which wall will the TV go on?
Where is the door to the living room - is there a hallway on the left of the picture that houses the front door and a door to the living room and kitchen? Im trying to picture the general flow.

Option 2 seems very much 'out of the way' and hidden which may or may not be what you are looking for.
Option 1 is pretty much what I have right now with our garage conversion - hence my observation about teenagers traipsing constantly to the fridge.

I would have it off the living room unless adding the doorway would drastically affect the living room. That way, it will feel like a proper part of the house, an additional living space or possibly an extra bedroom for future buyers. If you have it off the utility room I think it will always feel like an add-on/garage conversion.

Where I used to live, there was a downstairs bedroom which later became the guest room/extra living space in the garage conversion. It was off the living room and it felt like a very social space. My grandparents had their garage conversion accessed through the utility room and it always felt like a spare part/after-thought.

Off the living room would make the space/room more connected with the rest of the house. But what about putting the door in the other corner?

In the future it might be useful space for people staying, so a sofa bed in a room off the living room is less odd than going through the kitchen, then the utility.

But - what the others say: just do what you're told.

    Why not have two doors?

If you are 'building' the utility room, you have the opportunity to create a workable layout on that side of the house. You don't show us the front door, stairs or how you circulate. There's usually a sensible option but I can't provide an informed opinion from four boxes.

I think having a study off a utility off a kitchen is a very strange idea.
Everything that is supposed to be in heaven is already here on earth.
  • Thanks for suggestions. Apoligies for lack of info on original picture, I have uploaded another http://i984.photobucket.com/albums/ae322/amberavneet1/Study%20Door1_zpsryrkl0qm.jpg which shows the doors etc, the stairs are in the hallway.

Any555 - good point with kids or whoever walking across the TV/lounge when needing a snack etc.

The suggestion with 2 doors, I think this will then impact space in both lounge and utility therefore wont go there.

Having the door at the other end of the study, from the new layout I have uploaded as you walk in the front door, the lounge door is to the left and if the study door was also in the lounge you could then see the study door. If this make sense? giving you a more of a view of the house at the front hallway and also being consistent of other doors.

Looking at the revised plan, my immediate reaction is that the living room would become a bit of a non-space with an extra door imposed on it. I don;t know where the TV is or sofas are etc but the corner with the proposed utility door looks like the best/only uninterrupted area in the room.

If you add another door then it kind of looks like it would become a very busy area and not a quiet living room.
