Estate agent unhappy about is not using their solicitors

    Remember, Estate Agents are notorious liars. And you when they are lying as their lips move.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    Have you got the vendor's address from the communications so far ?

    Send them a recorded delivery informing them of what their EA is trying to do.

    The vendor's couldn't give a flying !!!! which solicitors you use as long as you move as fast as you can.

    This may give you some hope of keeping things moving if the EA want to play silly !!!!!!s because you're not using their solicitors.
  • Tell them to suck it.

    The first house we tried to buy, we used the solicitors recommended by the estate agents. They'd had so much work pushed to them by the agent that they were ridiculously slow. It took them two weeks to get the quote for their services to us and a further 9 weeks just to get the valuation back and find out that the surveyor had valued it 0. Complete waste of time and money.

    Cheers for all your advice. I found at the vendors names and a quick social media search I was able to get in touch with them. They said they have no issue what so ever with you we use and that they are looking forward to a quick sale. So that's the first hurdle completed...


    A lesson for us all.


    I have just completed a purchase after 8 months !


    The estate agent had been stringing me along as far back as June 2014 saying completion was only "weeks away" and then again in Autumn 2014 that completion would be by the "end of the month".


    My patience finally snapped and I decided to start 2015 with a proactive attitude and wrote a letter to the vendor expressing my frustration with the estate agent but reiterating our desire to still want to buy the property.


    The vendor rang me back to say she was delighted to have received my letter as she thought the delay was down to me having second thoughts. The estate agent had also been stringing her along with baseless promises.


    Within weeks of establishing contact with the vendor completion has now been finalised thanks to the fact that both the vendor and I were comparing notes as to what our respective solicitors were telling us and also what the estate agent was saying to either one of us.

    Just for balance, when I bought my house in December we both wanted an exchange before Christmas, and the estate agent (albeit a longstanding family business and not a national chain) said that some solicitors are useless and take ages, and others are much quicker, which was why he was recommending me a particular firm.

    It could be that there is something similar here. An estate agent will likely know if a solicitor moves fast. Just something to bear in mind - obviously we can't judge from the internet so you'll have to work out if this is the case or not.

    Also, if it were me I'd need to qualify exactly what you mean by a "a friend's mate can do it cheaper". It sounds a bit dodgy, but again, you will know if this is just loose phrasing and the chap is actually a respectable solicitor!

    Did you manage to work out why the EA was saying what they were saying? Surely if everything was ready, they would want the sale to go through as much as everyone else.
  • If you ask the Estate Agent, they MUST tell you if they receive an introduction fee. If they do, and you are happy to use their recommendation, then ask to 'split' the fee with them.


    You do need to check that any solicitor you use is on the Lenders 'Panel' of approved solicitors. If not, then your solicitor will not be able to do the necessary work for the Lender.
    20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D

    I'm so glad I got in contact with them. Personally I think I will always do this from now on. I did make it very clear that if they did not want to communicate with me and only through the agent I was happy.
  • It is this sort of thing that gives EA's a bad name. We lost a house purchase once because we wouldn't sell our house through the same agent!
