I thought the same, but I then calculated the cost of the paint alone in that, which came to about £1,000. Granted £2,800 :money: is overkill for labour on painting, unless this includes exterior paintwork.
Are you able to cut costs by doing some of the work yourself. Also painting isn't really a specialist subject (The wallpapering side is), I'm sure you can hire a handyman for far cheaper than that and still get the same results with a fraction of the costs.0 -
Hello,
I have started my first renovation project, so bought ..4 bed house in the in the south east
Renovation required and quotes obtained
Plastering except bathroom and kitchen: 3.9K
Refitting of 3 Bathrooms with aqualisa materials and extra pumps (we have gravity driven water supply), including partial tiling, plumbing, electrical work, plastering and painting: 10K
Painting except kitchen and bathroom: 3.8K
Kitchen complete fit and finish (including of everything) (Howdens classical style with lamona appliances):12 k
Flooring (good quality laminate) and carpet on the rooms (complete fit and finish) 3.5K
House on the whole is around 1500 sq.ft 4 bed room, link detached
After all the renovation i am expecting the living space to slightly go up, because of the kitchen renovation.
Just thought of posting to see ..i am not being ripped off anywhere.
As always thanks for the help in advance.
I almost passed out hearing what the quotes were. You need to get at least 3 different quotes.
Things such as flooring, I would fork out a bit more for solid woodblock flooring downstairs and then you can get cheaper laminate upstairs.
As this is a renovation project, I feel that you may be overspending quite significantly. Don't get me wrong if you are in central london then this is about right but outside, in order to maximise profits you should be looking at doing some of the less skilled work yourself.0 -

I totally disagree. Plastering is a very skilled job and I've never met a plasterer yet who charges less than a decorator?0 -

My house quote was £15k to decorate. We have had it plastered (massive edwardian thing) by 2 sets of plasterers over the years- a fraction of that. You pay plasterers by the day (that is how they quote). Decorators quote for the job.June challenge £100 a day £3161.63 plus £350 vouchers plus £108.37 food/shopping saving
July challenge £50 a day. £ 1682.50/1550
October challenge £100 a day. £385/£31000 -
a good plasterer is worth paying good money for - a dying trade, everything now is dot and dab and tapered plasterboard, not so bad if its being papered but just look at a lot of new builds, the joints aren't filled and sanded properly, they crack because the scrim is cheap or even taped - so for me, paying good money for a good plasterer is worth it, especially as the walls and ceilings can just be painted, that in itself saves a lot on decorating - especially in a long term project that will need redecorating over the years
look at paying around £100 per wall as a rough guestimate for plastering (not removing plaster etc) and that will even itself out over the property
4 bedrooms x 4 walls = 1600
hallway and landing = 400
lounge = 400
dining room = 400
so you can see your estimate for plastering is about 25% over, but if youre having coving and the ceilings also need doing, then perhaps it isn't that bad
if you are having the plaster removed its common now to dot and dab fix plasterboard, depending on the finish you want or the tenant would expect for the property type/rent, will determine whether to go for taped and filled joints or fully skimmed plasterboard0 -

Personally, I think you're being mugged off by your decorator :eek:0 -
Yes, the ceiling need to come off as well so the cost is bit high on the plastering. It works roughly around GPB 217 per person. So i thought the plastering work is ok.0

Those who are laughing at painting cost, I also got similar quote (£3.3k for same size house).
I have decided to paint myself and save some money (painting is easy but ripping the wallpaper off is pain).Happiness is buying an item and then not checking its price after a month to discover it was reduced further.0
