House renovation plastering costs

Hello,
I have started my first renovation project, so bought ..4 bed house in the in the south east
Renovation required and quotes obtained
Plastering except bathroom and kitchen: 3.9K
Refitting of 3 Bathrooms with aqualisa materials and extra pumps (we have gravity driven water supply), including partial tiling, plumbing, electrical work,plastering and painting: 10K
Painting except kitchen and bathroom: 3.8K
Kitchen complete fit and finish (including of everything) (Howdens classical style with lamona appliances):12 k
Flooring (good quality laminate) and carpet on the rooms (complete fit and finish) 3.5K
House on the whole is around 1500 sq.ft 4 bed room, link detached
After all the renovation i am expecting the living space to slightly go up, because of the kitchen renovation.
Just thought of posting to see ..i am not being ripped off anywhere.

Plastering I agree seems expensive but then it is the SE!
Flooring I would say you haven't budgeted enough for.
I recently did 3 bedrooms (2 quite large) and stairs for 2.5k with mid range carpet. Do you mean laminate or engineered wood?
So adding in living room, dining and kitchen floors I would say you will be over 3.5k
Apologies - just re read and you have quotes. Fair enough then ofr 3.5k but do check the quality of flooring. No point having all nice new interior and a shocking laminate finish!0 -
I think all the estimates are over the top, except perhaps for the flooring.
you are doing this as a rental? why would you spend that much?
as an example - pre used kitchen - make it fit the space OR make the space fit the kitchen units you buy! check auction sites for ex display designer kitchens.
pre used bathrooms or even end of line, but get decent brassware - you might be able to get one pump to do the whole house or even get a new main put in ( best option in my opinion where it is possible) - that way you get decent pressure AND a much higher flow. consider a pressurised hot water system?
there are always job lots of tiles on auction sites and look for end of roll or discontinued carpets, you might pay the same price BUT get much better quality and longer lasting flooring
a bit of cute buying and you could save a lot of money, labour costs shouldn't vary that much whether its new or pre used (though will be a bit higher for pre used) but time might be saved if kitchens are assembled, bathrooms have fittings already on (though it makes sense to check they're on correctly)
it will cost you personally more time in sourcing and you WILL need to get some project management in place (you can do it yourself but make sure you discuss with all the trades every day on their plans/time scales etc)0 -
I am in Surrey and all those costs sound ball park ok to me. Except for the painting, which I have never paid anyone to do ... Can't you do that yourself?0

Of course there are many ways of reducing the costs, but it looks as though you just want a price for someone else to supply and do everything for you, so although I would hope to do lots cheaper myself, I feel the quotes are ok in general - 3 bathrooms with decent aqualisa pumps etc sounds v good for 10k, but kitchen at 12k sounds a bit over. Even the plastering sounds about right, just I wouldn't expect to pay the same for paint as plastering!0

Are they re-plastering, or just skimming and is there artex to be covered, or are they re-boarding?

Think this is heavily dependent on what is actually being done.

This is certainly looking high figure, but again it depends, although if it's emulsion on new plaster, there is a lot less prep work.

I prefer Ikea kitchens, but Howdens can offer good value, although there is a lot of concern from other Moneysavers and installers regarding the Lamona brand. Better off sourcing from AO.com and going for products with long warranties.

I'm looking at allowing £20ish/metre for my refurb, using Quickstep laminate and will expect £10ish/metre to lay if I pay someone.
