            I haven't signed anything. He had a application prospective tenant agreement emailed through to him, they all have their own to sort out. We went through it on the phone as he was completing it online to send back to llord online. It just had name, address at uni, n.i number, guarantor name and address (he put me and my home address) details then sent it back to him. I spoke to him about an hour ago and he said the others have completed theirs and returned them online with their parents as guarantors. Back in December they paid £250 each to reserve the house and to take it off the market and tonight they are paying £30 admin and signing the tenanct agreements. But in answer to your question, I haven't signed a thing.0

            But here is something that may shock you: you do not HAVE to be a guarantor for anyone! Not even your son.
 That's true.
 But there is something else that may then shock you: Landlord will then also say 'NO' to letting to OP's son.
 It is not unreasonable to ask for a guarantor if prospective tenants have no income, and it is not unreasonable for parents of students to accept.
 The important thing is that many parents (and students) do not understand what a joint-tenancy really is and what are the consequences of entering into one.0

 Not necessarily! YOU may say no, but not ALL landlords will.
 I know a number of students whose parents have said NO, and the LL has accepted that student paying their rent quarterly in advance (quite easy for many, as the student loan is quarterly in advance.)
 IMO, in many cases, only a LL who intends to rip off the students or the parents will point blank refuse to do this.
 As I said, someone I know who works for a university said some landlords are very unscrupulous and will try and rip off and con unsuspecting and naive parents.
 Like I said to Cathy, think VERY carefully before signing, and only sign it if you CAN afford to cough up potentially 4 figures!Proud to have lost over 3 stone (45 pounds,) in the past year! :j Now a size 14!

 Sorry for long post but here is a story from guarantor who signed application but didn't sign the contract. The tenant was a relative.
 Guarantor Filled out an application form for guarantor. I.e my name, address. Bank details for credit check.! After that guarantor never heard anything from letting agencies...never saw the tenancy agreement or the address of the property or dates.
 Guarantor never went to the agency to sign the contract.
 It's a student tenancy... For health reason the student left the university November 2013.
 End of January 2014 guarantor had an email from letting agents saying that as a guarantor and payment for 2nd semester is due.
 Guarantor emailed back stating that he filled out an application for guarantor referencing form and didn't see or sign the contract for tenancy agreement.
 If there is one can they send him the contract. Letting agent emailed the initial application form for credit check and reference for guarantor.
 Guarantor replied back stating that this an application form and need to see tenancy agreement. no reply back from letting agents.
 In October 2014 the tenant in question received money claim and stating that the guarantor is responsible.
 In mean time guarantor asked the tenant why they! chasing me. The tenant explained since you didn't go to sign the tenancy agreement letting agencies got the tenant father to sign using guarantor signature.
 Guarantor contacted the letting agencies again stating above to send a signed tenancy agreement.
 Guarantor also asked them to supply an documents they have of him under the data protection act. After forty days passed guarantor didn't hear from them and give them another 14 days to send them the documents.
 guarantor contacted information commission officer stating the letting agencies are not giving him any documents that has his information.
 In November 2014 letting agencies eventually emailed guarantor saying that since you couldn't make it to sign the contract but you still liable to pay as a guarantor.
 Guarantor asked for the contract this time they emailed him blank tenancy agreement. It contains name of 5 tenants and space for guarantor signature for each tenant. But no names of any of the guarantor.
 Guarantor replied back that the tenancy contract doesn't mention his name as a guarantor.
 There is court hearing for tenant as well as guarantor have court date in February 2015. According to judge instructions all the party has to sends the documents to court as well as other party. Guarantor sent his forms off but letting agencies have not so far.. they are close to 14 days before hearing. Guarantor doesn't know what ground they using.
 Tenants father agreed to attend the hearing and say he was asked to sign the contract. Which he written a witness statement.
 In meanwhile information commission office looking at agencies for not supplying info.

 So Tenant ripped off LL by breaking contract.
 Agent ripped off LL by making a cods of the paperwork.
 LL will no doubt make further losses by flogging a dead horse in Court.
 Expect this LL will not be accepting any more Ts without correct guarantor deeds.0
