List of works / Schedule of works for an Extension - where...

We are having a single story extension done and moving the bathroom. Before getting quotes from builders, I want to put together a few pages on a list of works or stages.

This is so all the builders can quote off the same list of specification and I can compare like to like.

I have searched and searched and cannot find any examples online that I can use – I’d be grateful if someone can share one they have had in the past perhaps or point me to where I can get one please.

    What happens when you've missed something off the list?

    If you're not using an architect for the schedule and spec, I'd be more inclined to get what you can from the builders and then ask them to tailor your quote once you've got a full picture from the people you have spoken to and the input they've made.

    Thanks but I am not looking for a definitive list of everything. It's more to steer me in the right direction in term of the detail I am putting in myself in the works list.


    The architect employed has turned out to be a poor one and we are inclined to not throw any more business his way.
  • Unless you have a lot of knowledge over every stage and aspect of building an extension, I would not go down the road you are suggesting.

    Tradesmen will (not unreasonably) quote for what you ask them to quote for. So if you miss out several steps. They will either not do those steps. Or when they are required they will charge you extra for them.

    Unless you are an expert, I personally think you need a set of building reg plans drawn up. Could be by a draftsmen as cheaper.

    Then make sure you understand what is on the plans. Then you ask builders to quote for building exactly what is on the plans, all materials, disposing of all waste and ensuring compliance and provision of all building regs with council / part P, gas safe etc. Then your quotes will be like for like and cover the whole job.

    If you try to save the £500-750 this will cost, it will probbaly bite you back 10 fold later on in my opinion.
