    Is it not weird that the kitchen sink faces the wall? Every place I've lived in (7 in 18 years, another 4 if you include from being born) has had the sink at the window.

    Just cross posted, the kitchen only has units on the right hand side, the window is on the left hand side.

    Unusual, yes - deal breaker, not necessarily......we've owned two houses where the kitchen sink wasn't on a window wall. In fact when designing those kitchens we felt that was the best/only place suitable for the sink. Both kitchens were larger than the OP's - although one was only around 12' x 12' - but in both cases the windows were too low to allow a sink to be placed in front. Instead of a window I had a decorative plate rack to look at whilst washing up, lol!

    Didn't hinder our sale on either occasion - one house sold within two weeks which was unheard of in that area ;)

    OP, I agree with other posters about the damp patches - that wax the first thing that caught my eye flicking through your pics. Also think the house needs brightening up/giving a homely feel as empty houses don't look warm or inviting to prospective purchasers.....

    When we viewed our current house last year we were very surprised to find it empty of furniture/furnishings as the online pics showed it fully furnished. The house was lovely and warn though as the Aga had been left running for viewing purposes. It wouldn't have put us off viewing as the character of the house was the thing that attracted us, but it certainly looked less loved/more shabby IRL due to its emptiness :o

    could I also suggest that whichever EA they used takes better photos than yours has done - so much brighter (and white skirting boards too :cool:)
  • I don't think there's anything major wrong with the house (though I agree with those who said the lack of furniture means your eye is drawn to imperfections such as possible damp) but I think that the rightmove listing isn't selling it as well as it should.

    Many of the photos are taken at awkward angles (particularly the dining room; also the bedrooms) which make the rooms look small. It's already difficult to imagine a house as a home when it's empty so this doesn't help. The lack of homeliness makes it feel like it's a buy to let listing.

    Minor points - a floorplan is better than none but I'm not a fan of those 3D ones and I find the "serious offers considered" very strange wording.

    As a general observation (I'm sure there are some exceptions), most small independent estate agents haven't got a clue when it comes to taking photographs. I do wonder why potential sellers never bother to browse the photos of current properties they have on the market and stop to ask.....why are these photos so incredibly !!!!? Am I really going to let these muppets market my house?

    Good find. That's an exceptionally well presented property especially in that price bracket.

    OP, it may seem strange but rooms can appear to be bigger with furniture in them. In an empty room the eye whizzes round as there isn't anything to look at. Also an empty room relies on viewers imagination as to how much room a sofa or a double bed would take up.

    It's still a quiet time of year. Things will likely pick up in the spring, especially if the government tries to stimulate the housing market further with incentives or discounts or whatever they can come up with as an electioneering ploy.
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

  • Just wanted to update you all.

    We got a decorator in to repaint the woodwork downstairs white and we fitted blinds ourselves.

    We have had the chimney breast checked, treated & replastered and we are now in receipt of an offer of £81k. Ironically the person buying it viewed it before we had the painting & blinds done but it has made such an improvement I am confident that if this sale does not progress then we'd be in a much stronger position going forward.

    thanks for the update, how much did the improvements cost?

    I am so pleased painting the woodwork made a difference, I really thought it would.

  • The blinds cost about £70 to buy, we fitted ourselves.

    The decorator charged £90 a day for the painting, which included the primer & satinwood paint, took 3 days so £270

    I think the damp chimney breast was £170 to sort.

    All in around £410.
