Genuine opinions wanted - need to sell house

    I agree with some of the others:

    1) New front photo. The house looks good, but take the photo from a left angle to minimise the sight of the alley.
    2) Lounge looks good but small. Get a sofa in there so you can see that one actually will fit and leave plenty of space, people will find it hard to judge from the photos that there is enough room
    3) Picture 3. Take this one again with the doors open. The dining room is small and would look bigger when photo is taken from the lounge
    4) Delete photos 4 and 5, they don't look good. Once people come to see the house it might look okay, but these photos don't look good, it looks small and damp.
    5) Kitchen looks good, not sure why we have two photos of the right hand side and no photos of the left side?
    6) Bathroom looks good, could use a few dressings to make it more attractive
    7) Bedrooms look good but dirty windows
    8) Need a photo of the back yard even if it's small

    Personally I'd repaint the rooms and I'd paint all of the dark wood white. There's not much you can do about it being empty but I don't think it would put people off too much. We bought our house when it was empty.

    If you can reduce the price I'd ask the agents to do that because I think the competition is holding you back.

    It's the price.

    With the pcm rental of £425 in that area, a BTL LL will be looking at no more than £77,000 and ideally £75,000 which sets the price which the market will pay, esp. if yours need work for damp.

    With mortgage rates being rock-bottom, 1st time private buyers are only looking at 3-bed, leaving 2-bed for BTL.

    Been there, got the T-shirt having sold my 2-bed terrace to a BTL LL in the summer of 2012 at a price based entirely on what I knew would give a 7% yield.

    You'd be looking at 180K for the same sort of house around here.
  • You cld always do part xchange. Assuming u buying another house or flat. McGowan Fraser legal do it as do most new build developers

  • I don't like the triangular cupboard in the front window. Can it go?

    Repaint downstairs, paint the woodwork white, open the doors between lounge and dining room. Dress the windows with some cheap curtains/blinds.

    There's no information about the local area and amenities.
    A kind word lasts a minute, a skelped erse is sair for a day.
  • I have to say I don't see anything that bad with it - so guess the price must be too high compared to other SOLD properties (not ON OFFER, but actually SOLD, a common mistake amongst deluded sellers).
  • Is it not weird that the kitchen sink faces the wall? Every place I've lived in (7 in 18 years, another 4 if you include from being born) has had the sink at the window.

    Thank you all for your replies.

    We are addressing the damp issue and my partner is going to speak to the agent about reducing to £80k and retaking photos after the damp is gone.

    We hadn't even considered dressing windows or painting the woodwork so will give it some thought, it definitely would brighten it up.

    Unfortunately there is only a right side of the kitchen... It's galley style & minute.
