    Professional clean doesn't really mean anything. There's no governing body of cleaners. If there were it would be headed by Consuela from Family Guy.

    Lots of tenants have been stung in the past with these bogus cleaning charges even when the tenants have left the property completely spotless. A letting agent once told me that they charge tenants for a "professional" clean regardless of how the property is left. It must be an easy gig for these cleaners is all I can say. Although I have personally had it happen less to me since the introduction of the deposit protection.

    Your old LL (or the agent acting on his behalf) wants to charge you £240 for cleaning. What's the worst that can happen by raising a dispute? The TDS finds in favour of the LL and awards £240 from your deposit? You'd be no worse off.

    The TDS dispute will only work though if your LL agrees to the arbitration.

    Your evidence is the receipt you have for the 3 hours of cleaning. The LL's evidence are the inventories at the start and end of your tenancy.

    It looks like the best course of action is just to go ahead and raise a dispute.

    It's not even the amount of money they are asking for, just that they have the audacity to charge such a high price when there are clearly much better value options.

    No wonder everyone loves EAs so much!
