How to find how much land we own

Hello,

I wanted to know how much land we own. I've got the land registry document infront of me, but it only shows how much we own highlighted. there are no numbers ie size.


There is a public walkway on the right of the property, and wanted to see how much of that we can go into. Only reason is because the house behind us has a fence that is more on the walkway than ours and wanted to see is ours the same, if so we could potentially move the wall slightly to the right and maybe build a garage (subject to planning permission of course.)

    LR Plans and Titles do not show feet/inches or metres etc. Only rough boundaries on the Plan. They are not accurate within a foot or two.

    Other title documents (eg developer's original building plans, old paper Conveyances, etc) may have either more accurate plans, or even specifications.

    Otherwise, refer to other landmarks eg following the line of a wall and extending it on if the Plan shows a straight boundary.

    Pay £3 and download the Plan for your neighbour's Title, then compar the line on his boundary against the footpath against the line on your Plan. If they look the same, erect a fence in line wih his (ie encroaching a bit more onto the footpath, and then wait for the public, or the council, to complain...........

    Employ a chartered land surveyor(check with RICS) and be specific about what you require -- my survey was £1000 + last year

  • Also, how can I find out when this property was built?

    I have the official copy of register of title infront of me, but what do i look for? theres nothing in here that says in black and white "built in ..." or something. There are many dates but not sure where what they mean. I know the first one is when the property was registered.

    Thanks nubbins! Looks like I have half an acre more than I thought ... Had only had an estate agent's guess before, which I found was different to a previous owner I am in touch with. This map seems to show they were right :)

    You can often find the original planning permission. This can either be found online through your local council's website, or on paper at their offices.

    Land Registry Titles record who owns land/property, and who has rights relating to it.

    Not historic information like when it was build, or who was born/died there, or when the garden shed was put up.

    Doesn't matter if the neighbour is illicitly encroaching. That is no excuse to go in for some illicit encroaching as well.

    It wouldn't go down at all well with the local Ramblers Association or the like. They might have let one house get away with it, but if they see a second one trying it on too, then they will realise "Whoops...seems to be start of a trend" and are likely to report you. Letter off to Council going "There is a 6 bedroom house, that already has a very large garden (witness the little smidgen of our footpath they are trying for would amount to half an acre and would obviously only represent a teeny little bit of extra illicit width to them) and they have just staged an encroachment. Please deal with as appropriate". That wouldn't be the language used, but would be the basic message to the Council.

    Especially as it's a wall you're thinking of moving! How long has it been in place?

    Regardless of lines on a map, when you buy a house, the boundary markers on the ground show what you've bought. If a wall or fence has been in position for long enough, that marks where your boundary is.

    Where on earth do you get this legally dubious opinion from?

    I can build a fence (indeed I did just that 12 years ago), or wall, or other 'marker', anywhere I want on my land. It in no way affects the legality of my ownership of the land on one side or the other.

    Equaly there is no obligation on either me, or my neighbour, to 'mark' our boundary with a wall, fence or anything else if neither of us wish to.

    I agree that in most cases, boundary 'markers' are a very good guide to the location of the legal boundary (since people usually DO choose to erect fences etc on the boundary) but they are no more than a guide...
