Freehold and land registry

Hello, I'm new here so please go easy on me! I'm currently in the middle of buying a house. Our offer was accepted in September, however the process was complicated by there only being 53 years on the lease. The vendor offered to extend the lease before we purchased it, but after discussion it was decided he would purchase the freehold and sell the house to us with the freehold. Just before Christmas, the freehold purchase was completed. Our mortgage lender will not release the funds or allow completion until the freehold is registered with land registry. I'm just wondering if anyone has any experience of how long this is likely to take to be registered? After four long months we are pretty desperate to move!

There is a land registry rep on the boards, usually rather helpful. Hopefully it gets picked up or you can try searching for and PMing them0

Great, thank you for replying!0

Assuming everything is in order, LR will process the application within a few days of receipt.
If there is a mortgage associated with the freehold, which has to be discharged first, that ay delay it being sent to LR.
If SDLT is due on the purchase of the Freehold, that has to be done before sending to the LR.
You can pay £3 at any time to see if it's been completed by checking here.0 -
Thank you for your reply. I know a form was sent to land registry last Monday...I can't renember the exact name of the form but I'm pretty sure it started with DC...I may have remembered wrong though! Hopefully it won't take too long now!0

Whilst there are some delays with the registration of certain types of application at the moment if it is a routine sale (Transfer) of a property in this way then providing everything is in order it should not take that long (under 2 weeks but as G_M mentions it can be done in a few days)
The form used is a form AP1 so not too sure re a form DC but I would not worry too much re that point.
If there is some urgency involved then the applicant can contact us, if not already, to explain and we will do our best to expedite the registration where possible. If it's not in order though then that can take it out of our hands and down to the applicant to resolve of course.“Official Company Representative

Thank you very much for that information. Good to know it shouldn't take much longer!0

Almost three weeks later and still waiting. Feeling very fed up now, starting to feel like we'll never move!
Not really posting this for advice, just an update/moan!0 -
Has your conveyancer said where the delay lies / wat stage the freehold registration has reached?
Has he asked the seller's conveyancer?
Have you been in contact with the LR yourself?0 -
My conveyancer just keeps saying there is no update. I wasn't aware I could contact land registry myself I will try, thank you!0

Are you asking for 'an update' or 'How's it going?' or ar ou asking specific questions:MissTeacher1987 wrote: »My conveyancer just keeps saying there is no update. I wasn't aware I could contact land registry myself I will try, thank you!
has the sellers mortgage been paid off?
has the mortgage lender submitted the documents to LR to remove the Charge?
Has the freehold TR1 been sent to LR?
What stage has the process reached?
If your conveyancer does not know, instruct him to find out. He works for you!0
