You need to have a discussion with your current agent and ask what they think. Are they just rubbish, or would the same price with them generate interest? What did you choose them in the first place? Also, you can prob negotiate with the new agent to match the existing agent if lower. They all say they will sell things quickly, things only sell at the right price though.

Just a question regarding the viewings when you do get one.. Will you be showing the people around or the EA? Asking 'cause an EA from there showed us around a house in Tingley and I say showed around very loosely. Of course I get that they let you walk around yourself anyway but he just stayed right next to the front door, when we asked him questions he didn't know any answers about it and seemed completely disinterested and not wanting to be there.
If I was looking to buy a house in that area though there is a 3 bedroom semi detached an 8 minute walk from you on the market for £99,950 (Lindsay avenue). I'd definitely view that one over yours since it's in the same area and I'd be getting more house. Also a house on the same street (2 bed mid terraced) sold for 94k only in oct.. I'd be wondering why this house is valued over 12k more.0 -

I don't feel current agents are very proactive. They say the market is very quiet at the moment, and won't pick up until spring......
I do the viewings myself.
Lindsay Avenue has a bad reputation, so prices do tend to be lower there.
I'm not desperate to sell but would like it sold in next few months. If it means I will get the price I'm after in the spring rather than now, happy to wait until then. Would you:
lower price now and stay with same agent
wait until spring and lower the price

I'd be surprised if you'd get £98K to be honest. Based on what similar properties have gone for recently. Perhaps £95K. But I could be wrong.
Assuming I did want to buy a house in the area, I would not even look at yours at the moment, because the gap between what you're asking, and what my opening offer would be is too large. I'd bring it down to £100,000. Don't do "offers over" of "offers in region" as it's a big turn-off to buyers.

Advert header describes it as a 'town house' - it isn't. Anyone actually LOOKING for a town house will/may click your advert, and leave it right away, as the first picture contradicts the header.
The first picture has too much clutter at the edges, and would be far better if it were cropped to just your terrace, not the adjacent ones.
The bathroom needs to have the verticals corrected. Either with correct positioning of the camera, or post-processing. I don't think that's what's initially deterring them, though.
I could quibble with the agent's lack of grammar skills, but....

I agree with other posters - AP is the main problem.
The thing is that your AP of over £100k and the price you are aiming for of £98k straddles a RM search parameter.
So you are missing out on (I suspect many) potential buyers looking up to £100k in their RM searches by listing for an AP of over £100k.
Looking at previous sold prices in the area even £98k is on the high side, although the property is well presented. I'd list for a bit under £100k and see if this generates more interest. You are on a hiding to nothing if you are not even getting viewers in 3 months even though it is a quiet time of the year.
As you EA seems not to be proactive, why don't you take the property off the market, get a new EA with some new fresh photos (after fixing the towel rail issue in the bathroom) and relist ready for spring when the market picks up substantially. I'd also put a picture over the bed in the main bedroom, that blank expanse of wall is crying out for some colour there.
