House has been on the market just over 3 months, but only had two viewings. Went with current agent as 4 properties similar to mine were sold with same agent last year. Link is below:

Agent doesn't seem to do much to promote the properties on their books. It is a case of all properties are on a rotation basis for being advertised in their branches and in the paper.
Had an agent round today who reckon they can sell it between 6-8 weeks, if I change the price to over or in the region of £100k. Their reason for this is that some people will not see it as they'll set the search criteria to £100k.Their fees are higher than current agent.
Not sure whether to ask current agent to change the price, wait little longer to see if I get any further viewings, or change agents. Any advice much appreciated, thank you

Drop price: But you knew that.0

Semi detached properties at same price or cheaper. Mid terrace is not everybody's choice.0

Would you advise staying with current agent, dropping price and see if this generates any further interest or moving to a new agent? Only downside to going with a new agent is the weather isn't great this time of the year to get some nice outside shots.0
-
but you don't really have that great weather on the shots anyway. and two are of the back garden, pretty much the same shot - i'd get rid of one.
tbh i would get rid of the bathroom photo too. my eye is immediately drawn to the wonky towel radiator0 -
I think you are a bit high to be honest. This one sold for 94K in Oct, why do you think yours is worth 15% more?

Bottom line is that your pictures are not going to put anyone off viewing, your description is not going to put anyone off viewing, that leaves you with one other variable - the price.
I think you need to ask yourself the question: "why do you think your home is worth £1k more than this one" which has been on the market since 21 May 2014 and is yet to sell.
SPCome on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.0 -

Another deluded seller... Not seen one of those before :rotfl:0 -
Went with price agent suggested, but factored into this reduction and knowing that you're never going to get the asking price. I'm hoping for £98k. What do you suggest the asking price should be changed to please?0

I am not familiar with the housing market in your area, although wish houses were as cheap as yours in my area! A house like yours would be about 145k where I live in Cornwall.
The main reasons for not getting viewings are
-The estate agent isn't promoting your property e.g. to potential buyers or via advertising
-The price is too high
-The photos aren't doing it justice and getting people through the door
-The housing market is slow in your area or there are lots of properties to choose from
You can't do much if it is the last one. But you need to either drop the price or change Estate Agent or do both.
If it was me, I would change Estate Agent. Firstly this will be a fresh new property for them and another agent may promote it better. Also when you look on zoopla etc it says the date the property was listed so people can see if it has been listed a long time and it can be off putting. This will change when moving Estate Agent as it will be a fresh listing.
Drop the price slightly with the new EA, maybe to 101k, this means that you should still achieve 98k. I know I can't compare my area but houses here that are priced realistically go for 2-3k under asking price. If they are priced higher they end up going for 5-10k less than asking price so it doesn't seem to achieve anything really and by pricing lower you reach more peoples affordability and get more people through the door.0 -
Forget what EA's say, they usually go on the higher side to get your custom. If it was myself and I was aiming for 98k and wanted a reasonably quick sale I would be marketing it at £99,950.0
