4 days before completion... New house flooded.

So we exchanged last Friday... yay
Unfortunately we've had a bit of a set back. I just went round to propery to run thru the electrical quote and plan where to put points etc and rads ahead of a site visit by our builders on Friday.
When we opened the door we've seen that the kitchen is now flooded... In fact it's the whole ground floor. The kitchen tap was left on. Not sure how and as the overflow is disconnected it's just run out over the floor. Carpets are under about an inch. It's moved up the wall to about a meter. Estate agent sorting it out and insurance coming on tomorrow so not sure if it will impact the works planned.
This is an actual nightmare!!
Does anybody have any words of wisdom to re assure me that I'm not going to be homeless!!

Who's got the keys to your house then and why ?

I suspect you're confusing exchange and completion0 -

Yes we exchanged last Friday. Due to complete on the 19th. We don't have the keys and any visits are escorted by EA. So at the moment they have the keys.
At this stage it's not our house. So we can't mitigate the damage. The vendor has informed their insurers and I'm waiting to hear...0 -
Did you insure the property from the exchange date? It is usually recommended that the buyer takes out insurance from this date.0

Sounds like its the previous owners fault it flooded, ie "kitchen tap left on".
Guess the other thing OP needs to know now is if its the guilty parties' insurer (ie the vendor) or the innocent parties (ie their own).
Would it be of benefit to OP to get the EA to give a written statement that he had been with OP when he went round and confirm that the cause was that tap being left on (as the burden really shouldn't fall on OP's insurers) and maybe a bit of proof its vendors fault might place it "on the correct shoulders"??0
