I have just received this from the tenant upon informing him I needed permission to carry out credit checks:-
At the moment I am working on my credit report so do not want multiple footprints on my credit report.

What information will a credit check now give you?
As said by others, I think you are over-complicating things a lot.
You could do nothing and stay on a periodic AST.0 -

Why should the tenant be leaving now? Did they serve notice to say they were leaving? Has an eviction notice been granted?0

What does that mean? Are your tenants going to leave at the end of the fixed term meaning that all this bi-monthly rent is no longer an issue?0

BTW, a tenancy credit check won't leave a 'footprint' that is visible to lenders as it will be identified as such so the tenant has no need to worry on this point.
The only kind of credit check that is visible to other lenders in the kind made when applying for credit, I think.0 -
