After 8 Years I find out my road is Unadopted !!!

Hi,
I have never met my seller as its all been done through the EA so I don't have much chance of pushing this one. Everytime the council respond they give us a little bit more information and it now feels like they are holding things back. The initial email was that they have no idea how much adoption would be and the latest one a month later states that they did a survey in 2007 which showed that the road had an unknown cause of settlement which is why they haven't adopted. This is slightly worrying!0 -

Now this is what I thought but my quite naive FTB wants to exchange on 29 January and then complete on 27 February ... I have obviously put the wheels in motion with the council and they are coming to do the "core" tests x 4 on the pavement and road at sometime next week.
It seems that my FTB is happy as long as the wheels are in motion.0 -

Surely though its in the interests of the EA to sell the property and therefore collect their (probably rather substantial) fee? Have you spoke to the EA about it. Personally, I would be quite worried that a survey was completed in 2007 and had that worrying statement in it...0 -

Based on that statement we withdrew our offer, we have been offered a reduction on the price but we feel its still too much of a risk based on the fact we will have this issue if we ever try to sell...0 -

It doesnt feel particularly good to proceed if those statements have been made. I have to think how I would feel if I was on the "buying" end of an unadopted road. I fully expected the other week that my FTB would pull out. However, I know that they feel confident and comfortable that I am doing everything in my power to help sort this out.0 -
Just to let everyone know that the Council have been to drill the cores in the road. They were slightly out of tolerance from their normal acceptable limits but have agreed to adopt the road !!
They are posting a Notice today for any objections/landowner etc (I think its Section 228 Notice ??) and if nobody objects, then the road will become adopted in 28 days.
There were a few minor alterations to the kerb that they wanted to complete and at first they wanted us to pay but have now said that they will pay for this from the Councillor Improvement Fund!
All in all, I think we have had a very lucky escape, considering the shambles we were in with it early January and the threat of my loss of buyer. Looks like the whole thing will have been sorted out in less than 12 weeks (with no help from my Conveyancing Solicitor either !!!!)

Thats great news - shame our council weren't as responsive. We have since offered on a different property to find there is a shared driveway which we have no need to use but on our boundary!! It's never simple...0

Oh No !!! It's been really hard work for you hasnt it ?!?!! I've really had to BADGER the council for this, get the local Councillor involved and then threaten to go to my MP if they didnt move it forward..
I had visions of this taking months - if not years from what others have said !!!!
Are you proceeding with the one with shared boundary ?0 -
At present yes, it doesnt sound as bad as the unadopted road but are waiting for answers from sellers solicitors at the minute.
It's like a drive that runs along the side of our house that would lead to another 4 - at this stage we believe they contribute towards the bulk if any maintenance is needed as they use it daily whereas we never have to as we have our own private driveway too...0
