Check you signed on the 31st and your expiry of tenancy is the 31st.
It would likely say expiring 30th jan.
Otherwise it would be 6 months and 1 day0 -
If they have tenancy to 31st, it should say 31st or 1st of next month.

I didnt notice that.they most likely just used a standard letter without proof reading it..its up for sale on rightmove and it has a for sale sign out front..ex wife says she did get someone knock at the door asking for a look round but she knew not to allow that she told them ring agent this was mainly as youngest was in bed having a nap and she wasnt comfortable showing a stranger round house on her own..0

Just researched, the court of appeal ruled a s21 does not need to be signed.
What a strange decision that could effect a lot of served notices.
What you can do is change the locks, this is legal, refuse viewings and dig in your heels until they obtain an eviction order and warrant for bailiffs.
This should just about see you in to march.I do Contracts, all day every day.0 -

I changed front door lock when a agent said on last viewing if we wasnt in they would let themself in..I have kept old lock and as its a pvc front door with a 40-60 euro lock they are easy to change in less than 5 mins which i will refit old when she moves out..we know we need to paint a wall in a bedroom as it has a tv on the wall so needs holes filling in..a room in kids bedroom has a few marks and for a pot of paint i will just repaint it..my painting is pretty good if i take my time and i reakon £15 on paint be better than them trying to get a few hundred for a repaint(it wasnt that good when moved in but we got caught out in a house 6 years ago when we left a room with marks on the walls.. I have a carpet cleaner so will be doing that so hopefully be no deductions....

As the S21 looks valid, then the ex-wife needs to pay her rent and sit tight beyond the end of January.
If the LL is selling, and she is co-operating with viewings, then it is unlikely he will be exchanging for a while, so time is on her side.
If she is worried about illegal eviction, then it might be worth changing the locks on the door, then changing them back at the end. She would then have to be present for any viewings to open the door if she didn't want them to have a key.Should've = Should HAVE (not 'of')
