Following up viewings?

I currently have my house on the market (Scotland) and have had 3 viewings - done by myself - in 3 months. All seemed keen (I know that people can do this!) - however, my EA has not actually spoken to any of the viewers re feedback citing no reply to her messages. As an ex sales person myself, I feel that more effort should be made to get feedback - am I being unreasonable?

    Not unreasonable at all. We're selling at the moment and my EA gets feedback for us. After the first viewers I actually had a voicemail 2 days later apologising they'd not got feedback yet but had let messages. Half an hour late I got a call with feedback.

    Have you discussed the marketing of your property with your EA recently? After 3 months and only 3 viewings it would be a good time. You could discuss with them your expectations re feedback and don't be afraid to change EA.

    Of course you can always post the link on here for honest feedback

    Wouldn't know how to do a link! Have already reduced the price to 10k below the valuation - the house is empty as I live elsewhere now. My son in America feels that the EA is not doing a good job?

    Personally i would only go with an EA for 4 weeks if no joy then move on to the next one EA's vary a lot in their marketing so this may be one of the reasons why no more people are viewing

    In your opinion does the house need anything doing to it if so this may be the reason people are not leaving feedback and just looking elsewhere unfortunately buying a house is not a small decision for people and getting a mortgage without a good deposit can be fairly difficult

    The house does not need anything doing - as it had been rented out all the work was done before putting on the market. I was just wondering if people would expect an EA to get feedback from all viewers? So far I have had none!

    Attempt to get feedback, yes, but if the viewers are failing to return one or two calls then I wouldn't expect the EA to pursue them further.

    I agree - not everyone is bothered or interested in giving feedback if they've seen a property and don't intend to make any offer. You can't always blame the estate agent in this instance!

    I'm currently viewing properties in Scotland (Edinburgh) and have had some solicitors/EAs follow up after I've viewed a place asking for feedback. Hopefully it gets passed back to viewers. Where in Scotland are you selling out of interest as the places I seem to be viewing have a lot more than 3 views!

    What do you expect your EA to do if the viewers don't answer the phone to them, nor return their messages?

    Camp outside their home? Turn up at their place of work? Stalk them?

    Could you have the EA do the viewing, he/she could get feedback immediately afterwards (by holding the viewers to ransom until they speak !). Good luck with finding a buyer.
