has anyone ever had a cash buyer pay what they agreed to?

    If you turn his offer down outright, then that's a very different matter from the sale falling through because he's decided he no longer wants to pay the amount offered. No EA would charge in those circumstances, but if you turn an asking price offer down because you don't like the buyer (for whatever reason), then I can certainly see them considering charging then.

    We paid cash for our current house, paid the agreed price and didn't bother with a survey. We were in a chain of four and it all went through in about six weeks...we had FTBs at the bottom, then our buyers, then us and our seller was moving into a house where the elderly owner was moving in with family.

    The only hiccups were our buyers, who had been given a £100k gifted deposit and hadn't bothered to tell anyone - like their lender or solicitor, so a bit of last minute flurry around EA (kept everyone calm, knew who the lender was and were pretty accurate in their estimation of how long it would take to sort out), solicitor and underwriters and it was good to go - it added about a week to timescale.....
