I bought my first house as a cash buyer, I had intended to try and get a mortgage when I put the offer in and it was accepted. My mum sold to a loopy cash buyer who offered £253k back when there was still a big stamp duty jump at £250k and they paid in full.
I sold my first flat to a retired guy who wanted a BTL and paid cash and he paid his original offer too.

Another cash buyer here. Paid the same amount as offered and all done and dusted within 6 weeks.
I would prefer a cash buyer over a FTB each and every time when selling.Jan NSD 4/15

I was a cash buyer and actually paid more than the asking price as I Wanted it. Cash buying next property but have to sell this one first but have no intention of messing about as next house is forever home so if I offer on it, it means I Want it.
Plus havnt got lots of available cash to mess about with solicitors etc0 -
We sold our last house to a cash buyer for not far off £1m, went like clockwork. The buyer knew exactly what he wanted and what he wanted to pay for it.
Excellent communication is important- I copied all emails to both solicitors, estate agent, and buyer so there could be no misunderstanding about any detail & to keep confidence levels high. Be 100% open and honest at every stage and expect the same from your buyer. If something does not add up, find our why ASAP0 -
Bought cash a few times and never messed anyone about, just the opposite. Took me only 15 days to purchase my current property (and paid over asking price 'cos I wanted it) . . .0

Not having any scruples is not something limited to people with a bit of available cash. And most people are fine, anyway.
I've bought and sold dozens of times and all but one was fine to deal with.
The one that wasn't could barely afford it with a mortgage and he was rude on the first viewing, so I should have guessed. It totally backfired as he tried to gazunder on completion day after he'd exchanged (doh!) and ended up having to pay us more through the interest accrued.
FTBs do make me nervous as they have expectations that exceed anyone who has already been through this particular mill.Everything that is supposed to be in heaven is already here on earth.

I've been a cash buyer three times now - and have gone through with the deal, as originally agreed, every single time.
I've had one (cash) purchase fall through - but price wasn't the issue, and it would have made no difference if we'd been buying cash or with a mortgage.
We've sold to a cash buyer - the deal went through quickly and smoothly at the agreed price.
The ONLY difference between a cash buyer and one needing a mortgage is that you don't risk the mortgage company pulling the plug for some reason.0 -

FTBs are the jumpy ones .They dont understand all the costs involved .
They dont understand a survey saying "electrics should be checked " is standard .
They dont realise how little furniture they need ,rather than want"Do not regret growing older, it's a privilege denied to many"0
