Dates on an S21

I want to issue an S21 to a tenant in England who is nearing the end of a 12 months AST. (Ends 2359(midnight)13th FEB 2015).
I may put it in the post (Special delivery)or deliver by hand, I haven't decided yet.
I want a possession order asaP after AST ends.
Any idea on dates?
Not being lazy, just out of time to work it out and be sure it is correct.

Don't know about dates but your T could refuse delivery of a special delivery letter, especially if they think notice is coming....or they could just be out when the postman comes.0

Hand deliver or send 1st class with proof of postage.
You only need to give 2 months notice as the fixed term tenancy ends in less than that, so if you plan to do it right now I would just pick 2 months from now + 1 week as buffer.0 -

Was the deposit protected within 30 days of payment, has PI been served & what does tenancy state about freequency of rent payment, please??
If you wanted possession ASAP after AST ends you should have started sooner (eg before 12th December..)Not being lazy, just out of time to work it out and be sure it is correct.

As said, 2 calender months.
Use a S21 (1)(b).
If dated/served by hand on, say, 9th Jan (end of this week), then give expiry date as 'after 12th March (for safety).0 -

1)Yes, there is no such beast as 1200 midnight.

4) It wasn't necessary before 12 Dec, but it is now!

Anyway that's by the by - two months notice, probably posted first class, with proof of postage, and give a few days additional, so if you post tomorrow, set the date as the 10th March. (2 days service for post and 1 additional day to avoid doubt)0 -

"Digital clocks and computers commonly display 12 a.m. for midnight. While that phrase may be used practically, it helps to understand that any particular time is actually an instant. The "a.m." shown on clock displays refers to the 12-hour period following the instant of midnight, not to the instant itself. In other words, 11:59 p.m. shows until midnight; at the instant of midnight it flips to 12:00. Simultaneously, the p.m. flips to a.m., though, strictly speaking, a.m. does not apply to the instant of midnight which separates p.m. and a.m.

Military precision? - Sorry again this is lost on me, you mean you need to do everything correctly? - if so, i agree you do. But this should be the case always
- anyway like i said the notice is a minimum of two months, so feel free to do two months and 7 days to be clear
