Thank you. On the bright side, I am saving £200 a month and can leave after 3 months should I find a replacement tenant* Just I feel like I could have had much better.
*Btw, how does the replacement tenant work? Doesn't give me much of a chance to find a place as me finding a place means that I'd need to find a tenant to move it exactly when I need to move out.

"Fixed term for a period of eight months" "Break Clause - not a day earlier than six months. the tenant must find a replacement before vacating the flat."
However, not in writing, I'm being told 3 months.0 -

Well the second part of that break clause may be unfair. As a break clause should be the same for landlord or tenant. But it's poorly written anyway.
In short you'd have to find a tenant to move in the day after you left, so you had no more liability for rent. This would probably take 2 weeks, so you need to start the search in approx 10 weeks time.
Searching for your own place probably the week before, but not signing until you have someone who has signed up to rent your room0 -

2 weeks would be sufficient I think. No idea how it works with me finding a tenant though, if it were a private LL, yes, but since this is an agency, is it down to me to advertise?

This is a private LL. The agency works for your LL, they are a spokesperson at best.
You could advertise (www.spareroom.co.uk as an example - i dont advocate or promote this aside from personal experience), you could ask a friend, you can put up a poster. Whatever method works for you.0 -

honest answer - i dont know. I dont know the LL. You can try, he may think an extra £250 for cancelling contract and you finding a replacement tenant is easy money, or he might think its too much hassle.
The long and short of it is this: if you and he/she agree, you can change (or surrender - read 'cancel') the tenancy at any point, and under any terms and conditions which you both agree.0 -

Just need to to get hold of them now. Ideally, I'd obviously want them to only charge me for however long I stay there.
I will ask them for this minimum 3 month contract in writing.

I met one of the guys who I share with , he lives with his wife. Religious guy who told me not to leave my bedroom door open, and when his wife came to use the bathroom, we had to close the kitchen door and not look at her walking past. The same guy gave me a tour of everything that was wrong with the place, nice.
