    i am not going into the room to only be accused of stealing something, so i am letting the police monitor there movement in the house, i dont ant to keep there rent, i just want to know my liabilities in this situation, do i have to pay?, how much?, how long?, before or after they have left?.
    they can sue me maybe but i can have them arrrested for threats to me, girlfriend and other tenants. people need to realise there safety is more important to me than anything else.

    To be fair - purely from a legal POV

    The rent schedule should be the same as the notice period. So 1 weeks notice, weekly rent, weekly rent payments.

    Legally there is no time limit for repayement (dunno where you read 7-14 days) they could sue you today if they wished.

    The police do not mediate. (though i suspect this is being done via a resolution service)

    How many rooms do you have, given that so far:
    theres you and your partner
    These two
    Atleast 2 tenants who have children
    and atleast 1 tenant who doesnt

    Thats 9 people so far.

    No you cant have them arrested.

    Not sure where you got 'pressing charges' from, since that does not exist in the UK.

    You can make a complaint, but that's not 'pressing charges' and does not guarantee arrest.

    What training (courses..) have you done or books have you read on being a landlord??

    All rent payments declared to HMRC? Gas safety certificate, HMO conditions complied with, permission from any mortgage company to have others living there??

    Any capability of creating CAPITALS??

    So why not just return whatever deposit is left after a deduction has been made to cover actual damages? You don't have the money now, because foolishly, you've spent it! But just return it ASAP. The answer has been given too you several times already, so there is no need to keep asking the same question again and again.

    Indeed: As I think was already pointed out, a deposit is the tenant/lodger's money, not the landlords!!
