People who are violent and need to be escorted off the premises by the police DO NOT get to cross the threshold again in order to collect their belongings! A-holes like that are very, very likely to kick off again.
Get their stuff packed up and ready for a door-step hand-over. Once their things are packed you can make a decision about any deductions from their deposit.
Whether you agree to return any rent depends on what was agreed with them about notice previously. I'd be inclined to give them absolutely nothing whether I had the money to hand or not. They sound like absolute scum0 -

The OP cant have it both ways. If the T has been legally evicted then they cannot be charged rent beyond the eviction date.0 -
The rental money is only 'yours' once it is take up by their tenancy/occupation. It shouldn't have been spent in advance of that.0

they are coming back at 2pm and we have agreed for the poilice to be present to enure that no threats are carrid out, i have told them the reality is i only have deposit and they cant get that until room is emptied and i can assess any damage, which i already know they will lose due to damage to the carpet.
i have some money they can have and the rest of the rent once i rent out the room, which could actually be tonight but i am not telling them this in case they try and sabotage it by standing outside and causing a disturbence.
i will refund the rent but not the deposit and only once they have left the property with all thre belongings.
i dont want to give them any money back but i think i have to give them the rent back and move on with life0 -

Whatever you pay back (if in cash) get them to sign a receipt0 -
most of the time i have tenants move out and they have to give me a weeks notice and usually i can tell if all is ok and i let them use the deposit to pay for the last week, its not the way it should be done but the good tenants like it0

In my opinion you are wrong about the deposit, and at this stage should simply say after the room is emptied you will assess the situation.
In your shoes I would not let them back in, but clear the room (having taken photos.., with a witness,..) and hand the stuff to them outside your front door: You do not want them inside.
It should come down to what they are reasonably entitled to, not what you think they should get or what you can afford. They are at liberty to sue you for unreturned rent or deposit: You are at liberty to sue them for damage etc.
Have you lived in the same property as them for all the time they were there??
Are you able to do CAPITAL letters also??0 -
i am not a rip off merhant and if they had been model tenants i would not be in a position to have to refund any rent, they are to blame for the eviction with there lack of repsect to there fellow tenants, me and my partner, there threatening behaviour is unacceptable esp when some tenants have children with them too, and am prob sure i have between 7 and 14 days to repay anything to them, i just want them gone for the safety of my other respectful tenants who would never dream of this kind of behaviour, they were not like this before, something has happend to them and they are on self destruct fopr some reason, but that is not my job to sort out, i would if i could and did try but it did not work so its in the police hands now to mediate0
