Question about "wear and tear" rental property...

We are not yet moving out but will be doing soon. Most of the carpets in our house have stains on them (which were there when we moved in, and noted on the inventory).
Our darling 2 year old son managed to spill some carpet cleaner (neat) on our bathroom carpet leaving a slightly bleached stain of approx 1 foot square.
The bathroom carpet already had staining where water has spilled over the bath.
I am just curious about what we should do/ what will happen...
1 Should we replacethe carpet? It matches another carpet in our house so colour matching could be a problem.
2 Do you think it would be allowable wear an tear or do you think the landlord will deduct for the cost of a new carpet (it is perfectly usuable).
3 If 2 - do you think we should ask for a reciept for the new carpet? I would not want to be charged and them not fit a new carpet. As stated above there are already stains left on other carpets.
As part of our tenancy (as we have cats here) we have to have the carpets cleaned before we leave - so they cannot justify charging for cleaning. We also do them ourselves every 6 months as the lounge is an utter nightmare where even water stains! So we know it cannot be removed.
Thanks

Any decent landlord (like myself) would see this as reasonable wear and tear.
However, having not met your landlord or seen the extent of the damage myself, I can't say what they will do.
hope this helps

#1. The people that run these "sell your house and rent back" companies are generally lying thieves and are best avoided
#2. This time next year house prices in general will be lower than they are now
#3. Cheap houses are a good thing not a bad thing0 -

Thanks - we have found remnants of paint colours in shed so will be repainting walls that are marked - we are thinking this will be the only damage from 2 1/2 years in here. Our landlords I know are very reasonable (eg fence fell down through winds and rather than a patch job they replaced the lot) but they live in germany and use a letting agent. I expect the agent to be worse than the ll's.
Fingers crossed!!!!0 -

I would do.
But I wouldn't charge the outgoing tenants is what I'm saying.

I know we are at fault - what is ironic is that when my darling son split the cleaner - I was using the solution to clean the carpets! He thought in a 2 year olds mind that he was helping.
I wasn't particularly arguing that we were at fault and should put it right, what slightly perturbed me was that we could be charged for a new carpet when
a) it does not actually affect the use of the carpet and when compared to equivalent carpets in the house it is in similar condition
or b) we could be charged without a new carpet actually going down.
I just wondered what others opinions were...0 -
Talk to the agents. a bathroom is usually a pretty small room so replacing the carpet with a remnant wouldn't cost much, £20?
Or could you find a nice big bathmat to leave behind and cover it up??"A goldfish left Lincoln logs in me sock drawer!"

I wish - the room in this house is huge! Honestly I have never seen such a big bathroom compared to the size of the house (its a 2 bed end terrace). Next door actually have it as a bedroom. I estimate 10" x 10".
I am tempted by the bath mat but it is an unfurnished house so would be too obvious I think.0 -

It is if you rent to a young family.
Plus side - they tend to stay a while which reduces voids thus increasing LL's income.
Minus side - accidents happen thus increasing LL's costs.
Letting is a business. This is a business risk.0
