    Luton has the station which Dunstable of course doesn't and never will. Yes there's the ridiculous guided busway, where white elephants trundle along daily. Dunstable town centre is a joke and something the council should be very ashamed of. Needs rebuilding from the foundations upwards.

    Capital growth - yes the capital of anything near the capital is growing, and you get far more for your money in Luton than say Harpenden or Hitchin.

    Avoid Dunstable. It has no main line to the city, also avoid bury park part of Luton. Bury park is a dump.

    Close to leagrave station still has some value that will generate a decent return(lu4/lu3) avoid marsh farm and lewsey farm. Train from leagrave is about 40 mins to saint Pancras, plenty of traditional houses within 5/10 mins walk of the station.

    Dunstable doesn't have the train, and has the congestion of the a5 through the town centre.

    I actually live in Lewsey Farm and it's not that bad lol, although before moving here from Houghton Regis we did ask around and this is the nicer end of the place. Everyone is very, very friendly. A 10 minute walk to the local square of shops is the not so nice part of the area, but out of here and HR, Lewsey is a much friendlier place. We lived in Houghton for 5 years and even though we tried, the neighbours never talked to us (or each other) our first Christmas here (3 months after moving) all of the neighbours sent us cards, one neighbour actually helped us move in. Very nice people :)

    Avoid Marsh Farm, Tithe Farm and Hockwell Ring though, and Bury Park.

    Hockwell ring is actually a lot better than its reputation. I have freinds who have family homes there and love it. I wouldn't want to live in the flats but a lot of the ex-council houses are pretty good, well built reasonable sizes and rent pretty well. Yield will be good although capital growth may be lower than some of the private 1930/1950s properties near by.

Luton seems to have a very wide range of property in and any given postcode, difficult to say avoid LUx as couple of roads makes so much difference, I would say look at the area and look which is the best investment if you no plans to live there.

    I took a bit of a risk with Farly Hill as an initial Google search bought up a few pictures with EDL references, particularly near the Parrot pub (Which seemed to be closed down now), further down seemed to be ok.

    Harpenden have some beautiful houses to live in but the price tag is way of my league, maybe one day if sell my place in St Pancras :-(

    If you are buying in the Luton and Dunstable borders - I.e. Near the hospital then bare in mind council tax is higher in Dunstable than Luton.
