Buy To Let in Luton/Dunstable

Hi
I hope someone can share their views buying to let in Luton and or Dunstable area.
I am looking into buying a property in the places stated above and wanted to know what the rental demands are and where is the best place for rent/letting and capital growth.
So far I know the postcodes LU2 and Lu4 are good for family's.
can anyone share some information what I am likely to achieve rental wise?


How and what are the areas in Dunstable for lettings?
any information about Luton/Dunstable buy to let will be appreciated.

    Hi. Luton is getting quite expensive now as it is attracting commuters who can't afford to live in London. LU2 is one of the nicest areas but as with anywhere, some bits are better than others. A 3 bed house in this area will let for £700-850 pcm. The most popular would be within walking distance of the town and station. Areas I would avoid would be Marsh Farm and Lewsey Farm in LU3. Most places in LU1 are rented. Obviously this is a generalisation. Best bet would be to find a local and get friendly with them to pick their brains. The estate agents will tell you that every area is 'sought after' or 'ever so popular'. There are some great areas and some truly awful ones.
    Dunstable I don't really know at all, but the small town in between, Houghton Regis, looks ok but has had awful problems lately with anti social behaviour. I would avoid it. Prices seem a lot lower there but that would be why.
    Oh, properties on the market with Haart Stopsley who cover a lot of LU2 are generally overpriced by £20-30k compared with properties from other EA. The exception will be houses on with them and another agent. Then the price is ok.

  • We've just moved to Dunstable and love it. Places to avoid would be the Southwood Road estate - a lot of antisocial behaviour, and Tithe Farm in Houghton Regis. The priory area and mead way estates are nice. We bought but friends of ours rent here, and the demand is strong - they pay £700 per month for a small 2 bed house, 3 beds tend to be around £800-£850.

  • I'm buying a BTL in Luton but it's in LU1. It should rent out ok hopefully for about £800 -£850 pm as it's 3 bed. It's in the Wolston Close/ Dunsmore Road area which seems a bit nicer than the Whipperly Ring End of Farly Hill by the pub. It's not great but felt relatively safe to me and not too far from town.


    Some parts of Lu4 come under or near Bury Park, I wouldn't want to be there.


    A Lot of places near Lu1 don't have gas, Luckily I can get it but current owners uses electric heating so another £4k for GCH.

    I live in Dunstable, LU6, nice place and people desperate for 3 beds to rent, always post on Facebook etc for them....

    I believe you are in the luton area yourself?
    If so can you give me a list of place to consider and avoid?
    I had looked at a place in lu2 stopsely and was great but the vendor did not want to go below the 200k mark and another in lu4 close to hospital as the EA tells me its good for investing....

    Renting is all about the yield !
    Great to get £800/850 a month but not so good if you pay £250K for the property.

    Honestly I think prices are going to be a bit high in Stopsley/Putteridge. You are definitely paying for the area. Closer to town would be better for renting out. Avoid Hightown, but anywhere just above it is good. Round Green is great apart from most of Hart Lane. St Anne's is pretty good too. You can get a 3 bed for between £190-280k. And prices have been steadily rising since we first were looking in May. Feel free to Pm me if there is something you like the look of and I will be honest about the area to the best of my knowledge.

    Holiday Haggler I've been Money Tipped!
    I never really got Stopsley or Putteridge, and why that area is so popular. It is so close to the Airport and it is difficult to access trains/motorways etc.

    I think areas like Bushmead, Barton Hills, some parts of Leagrave or Limbury are much better options. Closer to the M1, A5, and Leagrave train station for those who want to commute to London.

    Dunstable - no real retail offering - everyone in Dunstable who has a car drives to Milton Keynes for shopping.

    Houghton Regis - Avoid it.....
