Given notice, landlord suddenly want's to come round?

So I've just served notice, I have just over a month left on the tenancy and I am currently in the process of moving out this week.

I got a call from the letting agent today, the landlord and someone from the agency wants to come round this week (Wednesday) to have a look at the place and decide what work needs to be done between lettings.

If I'm honest, they need to do A LOT of work and they should know this really.

Where do I stand on this visit, I've said yes but I'm a little annoyed since the place is a bit of a mess right now as we are still packing everything up. Once we have moved out I was planning to come back and do a deep clean, and get the place back in order before handing over the keys. Are they allowed to use anything they see on Wednesday against me with regards to getting my deposit? I really hope it doesn't turn in to them just walking around pointing at things telling me I need to do them...

    No. They need to arrange an inventory at the END of your tenancy and it's details on that they can use to claim against your deposit, if they try to make any claims on your deposit based on information they obtain a month prior to the tenancy end you can just dispute it and get the whole lot back.
    If they don't do an inventory at the end of the tenancy that's their problem, because they can't then prove the issues they're claiming for.
    I really hope it doesn't turn in to them just walking around pointing at things telling me I need to do them...

    The first time they make any comment anywhere along the lines of "you need to clean this/fix up that/do the other" you just tell him that he isn't here to perform an inventory because your tenancy hasn't ended yet, and if that's what he's here for then he's wasted both of your time, and he can leave now please.

    you dont have to let them do this .Anything they see now has NO relevance to the inspection they may do after you move out .

    If they do start like that, tell them to leave.

    U have a month to sort the place out. It can't affect your deposit. Also insist on NO PICTURES

    You don't have to let them in and nothing the LL sees will be relevant (as far as the deposit is concerned) provided it's put right before you leave at the end of your notice period.


    That said, do you really want to p**s off your LL just before you try to get your deposit back? Be as helpful as possible and explain to the LL what you are planning to sort out before checkout (be honest as it'll only annoy them more if it turns out you haven't actually done it when the time comes).

    I suspect they are going to want to start getting some decorating done. Because I will be out before the end of my tenancy, they may ask to start work straight away.

    What should I do in this case? My feeling is to say no unless they agree to end the tenancy early and pay me the difference in rent.

    You're right of course, but staying on good terms with the LL might avoid the need for some of the lengthy negotiations regarding deposit deductions as they might be more inclined to let some of the smaller issues go. I know I would.

    Okay thanks for the advice guys and gals.

    I'm just a bit nervous, I know my LL is generally okay and fairly harmless, but the lady from the LA who is coming as well is someone I dread dealing with, put simply she's just not very nice at all.

    Until your tenancy ends and you hand back the keys they can't force you to allow them to do any decorating. The place is your home.


    If you're happy to hand back early and they're happy to refund some rent then well and good, but make sure you get it in writing in case they try to renege on what's been agreed.
