Given notice, landlord suddenly want's to come round?

    Don't be negative about it.
    Be friendly and positive - the LL has a right, with 24hrs written notice, to inspect his property. You have the right as the tenant to the peaceful enjoyment of your home, even if that means having it in a mess (accepting this is because you're moving).
    Make a proactive comment at the start of their visit that indicates your intention to return the property in a respectable state. "Lovely to see you, please excuse the mess, it's not normally like this but you know how it is when preparing to move. I want to move my things out because it's easier to clean an empty property to return to you."
    As a few have said, he may want to draw up a list of works that need undertaking, in order to get estimates and workmen lined for when you move. The LL probably has no desire to see you move out early.
    Let him know you're flexible on when the works could start provided you're not liable for the flat when the workmen move in. The LL may even tell you not to worry about cleaning it if the workmen are just going to make a mess anyway.
    The majority of LL are decent, yours sounds like one of them. Bottom line is that the LL can't touch the flat without your permission until the tenancy has ended. Don't be negative.

    Why not just be accommodating and work with them? You don't have to let them screw you over, just be an adult and negotiate what you will be doing, what they will do and when they can conveniently do it. If that involves an early surrender/rent reduction then ask for it.

    Alternatively you can take the guest101 approach and simply change the locks while shouting your rights at them through the letterbox.

    If you're going to throw accusations, can you back them up? Where have I said the OP should do that?

    It's quite obvious what work needs doing. For example, cork tiles in the kitchen, papered hardboard over brick in some areas instead of plaster, carpets that should be on antiques road-show etc.

    None of the work it NEEDS doing will be doable in 4 weeks. I suspect they'll give it a lick of paint and stick it back on the market at the same low rent I've been paying.

    Anyway, let's see what happens tomorrow.
